Hi Adam,
Thanks so much for your quick update. Hopefully this part can be sorted soon. We are getting to the end of our mortgage offer so are getting a bit nervous!

Good Afternoon Adam,
I understand that a site survey was completed today. Please can you give me an update as soon as possible. We are really against the clock with this as the Stamp Duty increases soon and we really would like to complete before this happens.
Thanks in advance,
Lisa

Good Afternoon Lisa - if OS visited today they need to write up and submit their report. You'll need to give them 24/48 hrs to do that I suspect

Thanks for checking, how long will it take to process this report and have any outcome?

Lisa - it moves to stage 2 now as per previous posts/explanation. The senior technician will need to decide next steps as appropriate and whether 'more' is still needed from the conveyancer and/or stage 3 re wider checks.
We can't be definitive re timescales other than the expedite status will ensure that happens asap
If you need to post again then I would suggest doing so early next week to see if there is a more useful update

Good Morning Lisa - wider checks are now underway with the registered owner of the title. She has until the 18th June to respond
The conveyancer involved is aware of the checks/requirements and I would recommend speaking to your conveyancer also to clarify what checks are needed and why.

Good Morning Adam,
I know that the original owner for this garage has until the 18th June to respond, I was just wondering, if they don't respond or they do and everything is OK. Is that the end of this process? Or are there more stages after this one?
Obviously if they respond or object i guess the process is much longer. But best case scenario will everything be completed near to this date if there are no objections?
Sorry for all of the questions, we are waiting to buy this property but also want to sell another property and are looking at best times to do that.
Thanks Lisa.

Good Morning - generally speaking the serving of a Notice is the final stage. So if time runs out the case is reviewed again and invariably completed as appropriate.
I anticipate, but cannot be definitive, that matters may not conclude until the last week of June as things currently stand and if no reply is received

Good Morning Adam,
I understand that the issues around the garage on the property we are buying should have concluded on the 18th June. I wondered if yoh had any update for this yet?
Thanks in advance,
Lisa
