Makes sense, appreciate it. We'll stick to the forum as it's been the only place to get actual answers and updates and you've been great - thanks

Morning Adam,

Just checking if there was any progress to report before we head into a meeting with the developer of our new house later today?

Appreciate it’s been bank holidays / the weekend and you may not be working before we go in.

Thanks!

No problem, thank you Adam.

Will check back in later this week and hope for progress

Morning Adam,
Have we seen any progress this week? If not is there anything blocking progress / any indication when it will be done?

Just because we're under pressure from both sides to make progress soon.

Afternoon Benjamin - I am still tracking the application but will check in as well with the casework team for a further update
I do know the complexity means that it has to pass through a number of hands within HMLR and this is where the delays can become stretched.
There's nothing you, your conveyancer or others can do at this stage. The ball is very firmly in our court and hopefully that remains the case as it will enable a swifter/smoother completion that way
I will share an update once received

Thank you Adam, please let me know once you hear either way. As far as the buyers / sellers are concerned there’s just delays, no matter who is dealing with them.

Benjamin - noted and of course appreciated.

Benjamin - latest update, which is a much more positive one, is that the team hope to have progressed matters sufficiently by Tuesday to allow the specific plot purchase to be processed.
At that point the final hurdle will be reached and hopefully your own conveyancer has submitted a complete and registerable application.
Do appreciate that this may appear to be an odd update with regards how 'good' your own application is but it has yet to be put under the microscope as the previous dominoes were falling. That's standard as taking things out of order can be a negative and add to timescales unnecessarily.
Everything remains positive at this stage and will update you on Tuesday as appropriate or sooner if need be.
I would again stress that my timescales shouldn't be taken as definitive as I am not in control of the process and am merely a comms conduit. But it is important to remain positive re progress being made in the right direction. I know you already appreciate that

Hi Adam,

That's great thank you very much. I'll hold off giving any updates until we get confirmation of the next step starting on Tuesday (or whenever it is). Should I reach out on Tuesday or would you message with an update when there is one? I'm not sure on your setup behind the scenes.

Can I also check if we are at the top of the list for specific plot purchases to be processed?

Thanks again as always,
Ben

Benjamin - I will update you Tuesday either way. And your application has been prioritised as per our previous exchanges and the reason for the remaining timescale is that none of the specific Taylor W plots have been processed as yet. It's not because others are being processed ahead of your own for example
Please continue to bear with us and wait for my update

Hi Benjamin - there is good and bad news re the application. The casework team have managed to progress it and it has been partially processed. Unfortunately the application is lacking in certain respects and they have contacted the conveyancer with a request for more information to remedy matters.
We don't share specific details on the forum as to what the request entails but there is more than one point to resolve
You will need to contact your conveyancer to confirm as appropriate and they can then advise on their own timescale for a full response
It's not what you or we were hoping for but such requests are quite common and invariably conveyancers are able to rectify matters/provide the needed information quickly. If they can't then they should be able to advise as to why and how long.
This is always frustrating in such scenarios as you/we/they would have wished that the issues now raised had been identified much sooner. Unfortunately the complex issues involved re the prior applications (dominoes) as described mean that until actual processing of the plot transfer starts such issues remain hidden.
I will continue to monitor the application but once you have spoken to your conveyancer and they have confirmed a full response please feel free to post again and I can work with the casework team to get the case over the finish line as appropriate

Hi Adam,

Great thank you, we have heard from the original solicitor who still monitors and supports that it will be done by the end of the week once they return from being away. I will let you know once it is complete.

Is it now a quick process once these have been completed?

thanks, Ben
