I am the buyer of a property that currently has an expedited application, reference JGE2B1A. Last information received was that a survey had been requested. Where are we in the process now? Thanks.

Hello - We are waiting for the survey report. As the survey is carried out by Ordnance Survey on our behalf, once appointment is made by the occupants / proprietors, we would have no knowledge of its current status.

Thank you for confirming. May I ask, once the survey report has been received, is the application otherwise currently in order, or are there any other outstanding matters that may need to be addressed? If the survey report is satisfactory, is it likely that the application can then be progressed, or would there still be a further substantive review/steps required?

Trudy - the application and the evidence submitted with it would be considered once the survey report has been received. If there are any queries or additional checks required, they would take place after the application and the survey report has been considered.

Thank you Nimish, I now know the survey took place yesterday. How long typically for that to be reported back and picked up by the caseworker? Thank you.

Trudy - I would expect the survey report to be back within a week. It should be picked up by the caseworker quickly but the application may then need to be referred to one of our lawyers. How long it may take for the lawyer to review all the evidence and decide on what happens next is something we would not be able to predict.

Hello, the surveyor mentioned to the seller that the report would be sent back to land registry pretty quickly. Has it yet been received?

Hello Trudy - not as yet. They have to write and submit the report which is then scanned and added to the live application. No sign of it as yet

Ok thanks for that Adam. Is there any way I can get an update here when it does come through? My conveyancer isn't one for sharing smaller updates.

Trudy - feel free to ask for an update but do bear in mind once the OS report is in that the case gets reviewed by the caseworker and then referred to a senior officer to consider also. It's not an instant fix so some time to travel yet.

Time is my concern with a mortgage offer expiry date looming. However, I feel better when I know little stages are actually happening, as opposed to deafening silence for days/weeks at a time not knowing if anything is actually progressing. We'd travelled a long road before even getting to this application. Thanks for your help Adam, I appreciate your time.

Thanks Adam. I understand steps need to be taken after receipt of the report.. But those steps won't begin until the report is received so for me that's a checkpoint.

Trudy - the application has bene reviewed by the casework team and has been referred to a senior officer to consider the application as a whole and what needs to happen next. Those next steps can include asking the conveyancer for more information and/or wider checks to be undertaken re neighbouring land/property owners. Hopefully the conveyancers have explained the process to you. As it's been expedited the referral and next steps will happen as quickly as possible and if you want to check in again at the end of the week or early next then please feel free to do so
