Morning Lisa - whilst the conveyancer replied it was insufficient and we went back to them yesterday to explain what was still needed. Hopefully they can reply quickly this time and with the full information

Thanks for the update, I am pleased to hear they are now at least aware of what is missing!! Thank you very much again. If it's okay i'll possibly check in with you again before the end of the week to see where we are, as i'm being kept in the dark just now and very stressed!

Lisa - it's proving a slow process to get the correct information from them but hopefully this last piece of the jigsaw is a simple one to resolve as just failed to lodge something they should have on file.
By all means check in again for an update

Hi Adam,

I have spoken to my solicitor this morning and she has updated me that Banks Kelly have sent the requisition that HMLR need. However he has told her the application from flat 9 (my property) is behind the other one. I am in a position now where I need to move out my current property on 4th September as notice was served before anyone had told me this was an issue, all I had been told before was there's no chain, it's a new apartment and there will be no issues on those dates lining up. I am now really stressed I am going to be homeless and have to pay a fortune for a short term let and i'm not sure if you can help but if there is anyway to help prioritise this further please help me with that as i'm worried sick about what will happen if I can't move in.

Hi Lisa - the conveyancer has replied as you mention and whilst one of the older applications has been completed the second one can't be until wider checks are completed re the removal of the existing mortgage from the title. 
Those wider checks include contacting the outgoing lender to confirm all ok to proceed and they have until 12th August to respond. They can respond sooner but if they don't then we can't complete until after that date
The wider checks are the last thing required and can't be done until everything else is in order. If they complete OK then that updates the landlord's title and hopefully the expedited new lease can then be processed.
There are a few more in front of your one of Flat 9 so worth checking with the conveyancer that they have lodged it correctly and it is in order as if not then that's going to delay matters further

Hi Adam, as always thank you for being so helpful, I have fed this back to my solicitor and EA so they can ask the other solicitor and seller to chase re the lender and also double check all is in order with lodging etc. I feel happier that there is some progress, so hopefully all parties are now working to get this resolve ASAP.

Lisa - there is still away to go but you are doing all the right things. Lenders can vary as to how they deal with such checks and how quickly they might respond, so any proactive action can help.
Feel free to message next week to see if anything has progressed but our hands are largely tied if silence from the lender

Lisa - it's doable but only if everything aligns in the way you would hope for. So we can do everything we need to do without needing more from the conveyancer and no wider checks needed for example
Whilst I have flagged the urgency with the casework team their hands are largely tied re doing more whilst the seller/landlord's title remains as it is and not fully updated. 
As such I would always err on the side of caution re expectations and discuss with your conveyancer what options exist if things don't go to plan and/or have a plan B to minimalise the cost/stress etc.

Okay understood, thanks Adam going to do my best to get everyone to do what's to our this side, and in the meantime i'll speak to them on a plan B. You will no doubt hear from me again at some point, but thank you very much again!

Lisa - no problem and duly noted. Our role is pretty clear in such cases and it's very much your conveyancer's role to manage you through the exchange/completion side of things and to manage expectations based on their wider experience of all the things that have to fall into place to enable you to set specific dates etc.
