Dear Sirs<br>  <br> Our solicitor's applications (with LR references X873SLT and W873SLT) in respect of title numbers AV65437 and ST286668 are still pending registration at the Land Registry). All the requisitions in respect of these applications have been responded to by our solicitors and the delay in the registration completing is now delaying the refinance of the Property. The incoming lender will not complete on the refinancing until the Land Registry application has completed and the fixed term on our current financing is coming to an end next week. If we do not complete the refinancing next week we will be charged with heavy penalties and increased interest rates (costing us over £50k). The only outstanding matter is now the Land Registry application (our solicitors have already applied for this to be expedited).<br>  <br> Please can you urgently look into this and request the relevant case worker to expedite their review/process?<br> <br> Kind Regards,<br> Mithun

Dear Mithun - our last contact with the conveyancer was on the 14th June and it was explained what was still required following their last reply of the 10th June. Although they did reply matters remain unresolved and I would recommend contacting them to confirm and to clarify <br> Please do come back to confirm when they have responded in full. If they need to query what remains outstanding then please ask them to contact the casework team direct<br> AV65437

<p>Hi Adam </p> <p>thanks for getting back to us. Our solicitors have informed us that they have now replied to all the requisitions. Please can you check with the case worker and check whether everything is now resolved and they can proceed with completing the application tommorow if possible (25th June)? The incoming lender needs all pending applications to be dealt with before we can complete on the refinance and we are now under significant time and financial pressure to get the refinance done this week. </p> <p>kind regards </p> <p>mithun </p>

Hi Mithun - unfortunately the conveyancer has not replied to everything requested of them. There are still four points outstanding and the casework team have gone back to them today to remind them<br> You'll need to confirm the specific details with them <br> AV65437

<p>Hi Adam </p> <p>I understand that the original application has now completed at the Land Registry but there are till two pending applications  as follows: </p> <p>1. Submitted by the Land Registry themselves with reference TR11VTT (our solicitors are not sure what this relates to even though they enquired with the Land Regsitry about this) </p> <p>2. the application to deal with the new TR4 (which was initially submitted as a reply to requisition of the original application but the Land Registry decided to treat this as a separate application). Reference I501NXT. </p> <p>The incoming lender’s solicitors need ALL pending applications to be completed before they will complete on the refinance. We are under considerable  time and financial pressure now to get the refinance done by COB tomorrow. Please can you ask the relevant case worker to process the pending applications as soon as possible today. </p> <p>Mithun</p>

Hi Mithun - the two applications you refer to are against a second title ST286668. Neither of these applications or the two against AV65437 will be completed by COB tomorrow as there is still more to do including wider checks to be completed

Hi Mithun - the application you refer to is an amendment to the title and the notification has been served on the registered owner. They need to consent to the amendment before it can be completed<br> I can't see any obvious record of an enquiry from Blacks with regards that amendment but can see multiple exchanges between them and us with regards their application to register the new owner and other matters, which has been completed <br> If they require more information then I would recommend that they submit an enquiry via our contact form as appropriate - <a href="https://www.gov.uk/guidance/guidance-and-support-for-property-professionals#contact-form">Guidance and support for property professionals - GOV.UK</a><br> AV65437
