Dear Land Registry Team 

We purchased a property with title numbers AV65437 & ST286668 back in June 2024

There is a pending application against our title number (AV65437) as follows:

- Reference E253CDT (Submitted by DLA Piper) back in 2023

This pending application is affecting the registration of our purchase (June 2024) at the land registry. As a result this is affecting the mortgage refinance of the property. We can only get finance on the property once the DLA Piper application has been processed by Land Registry (which will then mean our application can be processed). Reference numbers of our application is X873SLT (against title number AV65437) and W873SLT (against tile number ST286668).

DLA Piper has informed our solicitors that they have submitted all required information to land registry. Can you please provide an update and confirm when this DLA Piper application will be processed? We are experiencing significant financial burden due to this pending application.

Dear Mithun - DLA P asked for more time to provide a full response to our request and that was granted on 11th Feb. They haven't yet supplied everything required so I would recommend going back to them to confirm

DLA Piper is not working for us so we don't have a direct contact to approach. Would you be able to provide a contact? 

This pending DLA Piper application is quite frustrating as it has been going on since 2023 and is really affecting the registration of my title with Land Registry and the refinance we are trying to complete on.

How long does DLA Piper have to respond to the additional information request by Land Registry? This has been ongoing for so long and i note that Land Registry already warned of cancellation previously but this seems to not have been actioned. Due to this there are multiple pending applications against our title, is there anything you can do to expedite this whole process?

Hi Mithun - due to the lengthy backlog of work that we have we are loathe to cancel an application unless we have to. Conveyancers are given time to respond to any requests and can ask for more time as appropriate.
If there is no realistic chance of them satisfying the request and it is causing issues for later applications then you can contact us to advise of the specifics and ask us to consider as appropriate. If DLA don't respond within a given timeframe we may advise of your issues and explain no more time will be allowed

Hi Adam 

DLA Piper responded to land registry earlier this week and have also asked for their application to be expedited. Can you please confirm if you are now in receipt of everything required to process the DLA Piper Application. If there is anything else outstanding on the DLA Piper application, can you please let me know as soon as possible so we can chase the matter. 

Assuming you can now process DLA Pipers application, please can you request the relevant case handler to resolve this matter urgently. After DLA Pipers application has been processed, there are three more pending applications against the title that needs to be process by land registry before our refinance can proceed. Can you please give me a status on these pending applications as well:
-Thrings - Application to cancel unilateral notice
-Thrings - Application to cancel a lease
-Blacks - Registration of our purchase of the property

Hi Mithun - they have replied and I'll check with the casework team for an update
The later applications are all expedited so their processing will follow completion of the oldest application. Hopefully the solicitor's reply is sufficient and the later applications are all in order to enable that swift completion

Dear Sirs
 
Our solicitor's applications (with LR references X873SLT and W873SLT) in respect of title numbers AV65437 and ST286668 are still pending registration at the Land Registry). All the requisitions in respect of these applications have been responded to by our solicitors and the delay in the registration completing is now delaying the refinance of the Property. The incoming lender will not complete on the refinancing until the Land Registry application has completed and the fixed term on our current financing is coming to an end next week. If we do not complete the refinancing next week we will be charged with heavy penalties and increased interest rates (costing us over £50k). The only outstanding matter is now the Land Registry application (our solicitors have already applied for this to be expedited).
 
Please can you urgently look into this and request the relevant case worker to expedite their review/process?

Dear Mithun - our last contact with the conveyancer was on the 14th June and it was explained what was still required following their last reply of the 10th June. Although they did reply matters remain unresolved and I would recommend contacting them to confirm and to clarify 
Please do come back to confirm when they have responded in full. If they need to query what remains outstanding then please ask them to contact the casework team direct

Hi Adam 

thanks for getting back to us. Our solicitors have informed us that they have now replied to all the requisitions. Please can you check with the case worker and check whether everything is now resolved and they can proceed with completing the application tommorow if possible (25th June)? The incoming lender needs all pending applications to be dealt with before we can complete on the refinance and we are now under significant time and financial pressure to get the refinance done this week.
