Hi Adam 

I understand that the original application has now completed at the Land Registry but there are till two pending applications  as follows: 

1. Submitted by the Land Registry themselves with reference TR11VTT (our solicitors are not sure what this relates to even though they enquired with the Land Regsitry about this) 

2. ⁠the application to deal with the new TR4 (which was initially submitted as a reply to requisition of the original application but the Land Registry decided to treat this as a separate application). Reference I501NXT. 

The incoming lender’s solicitors need ALL pending applications to be completed before they will complete on the refinance. We are under considerable  time and financial pressure now to get the refinance done by COB tomorrow. Please can you ask the relevant case worker to process the pending applications as soon as possible today.

Hi Mithun - the two applications you refer to are against a second title ST286668. Neither of these applications or the two against AV65437 will be completed by COB tomorrow as there is still more to do including wider checks to be completed

Hi Adam,

I hope you're well.

Our solicitors have advised that, in relation to application reference Z011VTT against Title AV65437, the Land Registry has issued a notice today, which is set to expire on 21st July 2025.

Our solicitors requested clarification from the Land Registry regarding the nature of this notice and the party to whom it was served. Unfortunately, the Land Registry has declined to provide these details.

We’re struggling to understand the lack of transparency here—given that this concerns our property, we believe we should have full visibility on the status and details of any pending applications affecting our title.

We’re also under increasing pressure from our lenders, who require information on all outstanding Land Registry matters. As it stands, we’re unable to provide them with the necessary clarity due to the Land Registry’s position.
We’d be grateful if the Land Registry could urgently clarify what this pending application relates to and confirm the recipient of the notice. This would allow us to take any steps necessary from our side to help expedite matters.

Hi Mithun - the application you refer to is an amendment to the title and the notification has been served on the registered owner. They need to consent to the amendment before it can be completed
I can't see any obvious record of an enquiry from Blacks with regards that amendment but can see multiple exchanges between them and us with regards their application to register the new owner and other matters, which has been completed 
If they require more information then I would recommend that they submit an enquiry via our contact form as appropriate - Guidance and support for property professionals - GOV.UK

Hi Adam

Our company (PHM Luxury Stays Limited)  is now the registered owner - so where has the notice been sent to? Has it been sent to the previous owner? If our company is now the registered owner then why do you need consent from the previous owner?

Hi Mithun - the notification is issued to the current owner, the named company, at the contact address provided for entry on the register.

Do we need to reply to the notice before land registry can deal with the TR4 application? Or would land registry kindly deal with the TR4 application now?

Mithin - we can only deal with the application once the recipient has dealt with the Notice as issued. You need to read and respond to the Notice as directed therein

We have not received this notice yet. Could you potentially send the digital version of the notice to our solicitor? Can you also send it my home address? 1 Marthas Orchard, Bristol, BS13 8BS

Would you be able to inform me or our solicitor what this notice relates to? This notice is holding up our refinance, if our lender can understand what this notice relates to, we will be able to complete the refinance.

Hi Mithun - I'm afraid not. If you wish to try and affect the registration process in that way you/your conveyancer would need to use the dedicated contact channels. For you that would be our contact form - Public guidance: dealing with land and property - GOV.UK 
The Notice has been issued as part of the casework process to amend the registered information. As a result the casework team will need to be the ones to re issue, make changes or advise on the specifics involved.

Hi Adam 

We have received the notice and our solicitor have responded to HMLR via email with our consent to the notice. Can you please process the pending TR4 application today? We have a deadline to complete the refinance tomorrow. For that to happen, the pending TR4 application needs to be processed today. We really appreciate the HMLR teams support on this.
