If I am transferring a tiny area of land, as part of an exchange, for a very small value (say £50).  What do I need to provide by way of either evidence of identity or professional valuation of the land?  Or are neither required because of the nominal value?

J D - Please refer to our <a href="https://www.gov.uk/government/publications/evidence-of-identity-conveyancers/practice-guide-67-evidence-of-identity-conveyancers">Practice Guide 67</a>, section 4.1 A relates to the situation you have described.&#160;

Thank you.&#160; I've read the guidance but am still not sure on how to proceed.&#160;&#160;<br> I am unrepresented but the transferees have a conveyancer.&#160; They will be making an application to transfer land to myself also.<br> <br> I think the guidance is saying (because I am unrepresented and the land value is under £6k) that in the application to transfer land to me, the conveyancer can upload a certificate confirming the value of the land.<br> <br> But if the transferees are represented in my application, then what do I need to complete?<br> &#160;

J D - PG 67 section 4.1A seeks to explain how you can provide a valuation to confirm the land value is less than £6K and which then negates the need for ID verification<br> If your part of the exchange is also less than £6K the same requirement exists<br> &#160;
