Hello
About a month ago an adverse possession claim was submitted ref. EA8EF78 and then accepted for expediting.
I am aware this process, even expedited, takes some time however could I ask if the process has begun, is everthing progressing, do you need more from me or lawyers? An update of what is happening and the next stages, plus any hint of likely timescales would be appreciated please.

Hello Michael - we contacted the conveyancer on 18th November to request additional information but as yet they have not replied. You'll need to contact them to confirm and to clarify what's been requested and when they hope to respond

Thank you Adam.

I chased my lawyer who kindly copied me in on some subsequent exchanges with LR dated 28 Nov and 3 Dec to show that queries had been answered and acknowledgement received.

This matter is spread across three applications -

a) DY584262 a first registration of a property, recently concluded

b) DY585592 a first registration of a small strip bordering a) above.  This first registration is also subject to an adverse possession application as we have enjoyed the exclusive use of this strip since aquiring the property a) in 1982.

c) DY370894.  This is our neighbour on the other side of the 'strip' and a boundary agreement application is pending.

Could you confirm that the AP application b) is proceeding and that no further information is needed from our side please. Any idea on timescales, I've read the guidance so appreciate it's not easy.

Michael - DY585592 is where the hold up is as we haven't received a reply to our request dated 18th November which explains we need more from the conveyancer. That first registration has to be completed alongside the linked/attached application against DY584262
Hopefully Setfords can check and confirm for you. And if they believe they have replied ask them to get in touch direct

Could I request an update on this please - specifically on DY585592 a first registration (and AP application) of a small strip bordering  DY584262 and neighbours DY370894

Nothing heard for some time and solicitors Setfords are adamant, and have LR confirmation, that nothing is awaited from our side.  Update would be appreciated please.

Hi Michael - we are still waiting for the conveyancer's reply re DY585592. We have issued a reminder on 15th January
I note that the firm have been in touch since asking for more information so hopefully that's a good sign that they are actively trying to respond in full

Thanks for the update Adam, appreciated.  It would appear that you are requesting an authorised copy of the boundary agreement between myself and our neighbours, is this your understanding?  Is the BA needed as part of the first registration of the main holding (DY584262) or the small strip which is subject to the AP application (DY585592), or both?

When you receive this, is the FR process then able to proceed, any timescale guesstimates to conclude the AP?

Michael - that would match my own reading of what has been requested. And the applications are linked so once we have sight of the BA matters can then move forward as appropriate. 
I suspect there is still 'more' to be done such as wider checks with neighbours etc but that all depends on what the BA reveals and 'next steps' that as yet can't be decided upon or taken from a registration perspective
