Please can you give me any update on enquiry reference: 250305-4419883? we were due to complete on the sale of our property on 7th March, however Title Number: MS719753 was added to our property last month unbeknownst to us. In order for the sale to go through this needs to be removed as it was raised in error and all parties involved agree this is an error and an urgent request has been put in to have it removed (see above ref). As there is no history of mines and minerals in the area or related to the property is it possible to get this removed?

Our chain is at real risk of collapse due to the imminent stamp duty changes and this erroneous title preventing the sale going through.

Any help you could offer would be very much appreciated

Lee - the enquiry is to amend the register re the title. It needs to be considered by the casework team to see if an amendment can be made and whether more is required.
I will escalate it with the team to ensure it is considered asap

Hi Lee - considered and a response issued to the conveyancer. No amendment has been made to the title. 
Hopefully the conveyancer can confirm for you and clarify also

Hello again Adam, a new deed of rectification has been submitted in relation to this earlier today, are you able to see if this has been received by the Land Registry and if it has been expedited?

Thanks Adam, really appreciate your help with this, we are working towards a completion of the 28th, I don't suppose you can put a timeframe to this being actioned can you? or help tp get it in front of a caseworker?

Lee - impossible to put a definitive timescale on it I'm afraid. Expedition will mean it is started asap but the complexity will mean it has to be referred to a senior technician to also consider whether the deed and what it is trying to achieve is acceptable. Until that dual consideration has taken place we won't know what next steps (if any) are necessary
Your deadline of a week is a very tight one but the casework team will do their best to assist but if everything is not in order then the timescale will become stretched
