An application to register a Deed of easement on the title was submitted several months ago. On the 5th November our solicitor applied for the application to be expedited. However, to this date no updates have been made. Our buyers' solicitor wanted to make an exchange by Monday 1st December 2025. The delay is holding up the sale. Our title number is NGL703405 & NGL182228

Hi. I can confirm that the application has been expedited on 5 November, but processing hasn't started yet. I will arrange for this to be raised as a priority with the team responsible and the application will be considered asap.<br> <br> <span style="font-size:11pt;"><span style="font-family:Aptos,sans-serif;">However, I should emphasise that this is a fairly complex application and there may be unavoidable delays preventing completion. Examples of where an expedited case may not be completed quickly include:</span></span><br>   <ul> <li><span style="font-size:11pt;"><span style=""><span style="font-family:Aptos,sans-serif;">The application is <b>not in order and is of poor quality</b> - we issue 100s of requests every day to applicants/conveyancers to correct poor applications and/or to provide more information </span></span></span></li> <li><span style="font-size:11pt;"><span style=""><span style="font-family:Aptos,sans-serif;"><b>Wider checks (Notices) are needed</b> that allow recipients time to respond to consent/object to the application - 15 days/3 weeks is the most common Notice period but some can be 65 days depending on the type of application being processed</span></span></span></li> <li><span style="font-size:11pt;"><span style=""><span style="font-family:Aptos,sans-serif;"><b>Referral to a senior officer/technician/lawyer </b>within HM Land Registry - complex cases or those with specific issues can be referred for a second consideration. Any referral delays the processing and invariably available resource re senior officers/technicians and lawyers is much smaller than specific caseworkers </span></span></span></li> <li><span style="font-size:11pt;"><span style=""><span style="font-family:Aptos,sans-serif;"><b>Prior pending applications against the same title(s)</b> - land registration is based on <b>priority</b>. Not what's most important but when an application was protected and/or submitted. In the simplest of terms if you have two applications pending against the same title then the first one must be processed and completed before the second one - that's the priority order. The <b>priority order</b> cannot be ignored to enable an expedited application to often be processed let alone completed out of order. Thank you very much for your prompt assistance. I hope there will be no impediment as the buyers are keen to make the exchange next week before they fly away for the whole month of December. I'll appreciate if you could please contact me if there is any queries that I can assist.

You're welcome. I can now confirm that the prior applications on the management company's title were being dealt with to make way for yours and now I am pleased to confirm that your exedite application was completed this afternoon and notification has been sent to the conveyancers acting.
