Hi, I hope you are well. Would it be possible for you to confirm whether an expedited application for a UN4 in respect of three unilateral notices against title number TGL483331 has been received? If so, will it then take a further 15 days after this has been processed for the beneficiaries to be notified/the notices to be removed? Or will this be quicker (my solicitor has advised me this will only take 10 working days max). Also, will this be flagged up on my property reports (I have an alert set up for my title).  Thank you!

Hi Anika - nothing received as yet. If you have an alert in place you will be notified when received.
Once submitted the conveyancer will then need to request expedition. Expedition generally means that the application is considered within 10 days. Everything then hinges on it being in order of course
If wider checks are required then the notices usually have a time life of 16 days as you mention

Thanks, Adam. I have now received a property alert that it was submitted - so assume that this has now been received?

My conveyancer has noted that the ABR is H178QXT. Can I please check that they have requested it to be expedited?

Anika - they need to request expedition through the dedicated channel for doing so - Request an expedite - GOV.UK 
If they do it with their application then it won't be seen until processing starts in a few months time

Thanks, Adam. Just to clarify, what do you mean if they do it with their application / what do you mean by processing not starting for a few months time?

Anika - if they submit their request to expedite as part of the application process through their secure portal then it won't be seen until processing starts. And processing is unlikely to start for a few months in most cases
I'd suggest letting asking them to ensure that they request expedition through the specific and linked channel as they have yet to do so

Thanks very much Adam! Sorry - one last question. Can you tell from this whether we will need the extra 15 business days notice period to the beneficiaries of the unilateral notices? And do you think there is any possiblity that the UN4 will be processed in sooner than 10 business days?

Anika - I would be very surprised if the 15 day notice period is not required.
And in most cases an expedite case of this sort is processed sooner than the 10 days quoted

Thanks, Adam - that's good to hear.

Out of curiosity, once a unilateral notice is cancelled, does it show up on the official copy of the title register (i.e. does it show that the unilateral notice existed, and was then cancelled)? Or does this just get completely removed.

I know it gets completely removed on the "consumer facing" land registry searches, but not sure about the official copy.

Anika - the Unilateral Notice won't show up on the current register once it is cancelled. The online copy of the register is identical to an official copy with regards the registered information

Can I please check on the status of the UN4 applications? Also, just to be certain, were UN4's made in respect of all three unilateral notices against my property?

I've also received two property alerts today: N837TXT and Y637TXT, can I please check what these relate to?

Hi Anika - the pending application has been partially processed and wider checks are now underway with the beneficiaries of the Unilateral Notices. They each have until 25th July to respond
The two 'new' applications you refer to have been submitted as the conveyancer had used a single form to cancel the 3 separate Unilateral Notices. We needed separate forms

Thanks, Adam! Just to clarify, are the wider checks underway for all three unilateral notices (so the deadline for all is 25 July)? How long does it normally take for the notices to be removed from the title register once the notice period has expired (assuming no objections)?

Anika - they are and if we get no replies then the register is usually updated within 48hrs of their expiry so 27th July for example.
The recipients can ask for more time but that's rare. And of course the timescale is reliant on none of them objecting to the removal of their Notice

Hi Adam, I hope you had a nice weeend!

I have a few follow up questions:
- Am I correct to understand that, assuming no response is received from the beneficiaries of the unilateral notices, the notice period for the three UN4s will expire at noon on Friday 25 July?
- Assuming this is the case, will our and the buyer's conveyancer be able to confirm online by 12:01 pm on Friday 25 July that no response has been received? If so, where can they check this?
- Re your response that the notices will be removed 48h after expiry (assuming no response), since the 27 July is a Sunday, am I right to assume this could technically take until Tuesday 29 July?

The context is we are hoping to exchange before the title is officially cleared on the portal (i.e. mid-afternoon Friday 25 July), if at all possible.
