We are purchasing property Ascot House at PO33 4EH, but our conveyancer is unable to progress the purchase because we are awaiting updated title documents from our Seller, it has been a couple of months at least now. Everyone is pushing for the chain to be completed, but we have no idea as to how long we may have to wait for these documents and the effect it may have - is there anyway of knowing if we are looking at days, weeks or months? Nobody seems to be able to supply any information. Much appreciated.

Alan - we do have an application affecting part of that property/title but that was submitted back in 2023 and is currently waiting for more from the conveyancers (Eldridges) - is that the one you are referring to perhaps?<br> If so then how much longer depends on the conveyancer and not us at present<br> If that's not the one do you have any more specific details you can share?<br> IW94586&#160;

However, our sellers solicitor is in fact Roach Pittis and the title reference I have is IW19606 which for us specifically relates to Ascot House, Quarr Hill, but I believe the same seller will be amending title documents on neighbouring properties as well - hopefully that gives you more information on the enquiry?<br> <br> Much appreciated.<br> <br> Alan

Following on from the above, we are now at the point where we have a completed chain below, keen to get some idea of the timescales we are looking at for the land registry on our purchase. I can see the current estimates on the government website, but am not sure of the level of complexity of our enquiry. I'm assuming the solicitors involved do, but I am not hearing anything. Any guidance welcomed.

Alan - only the one application against that title and that's from Edlridges. No reply still from them so no timescale to share<br> If there are other applications in affecting other titles then you'll need to check and confirm the title numbers with Roach P for example to confirm what they are<br> IW19606&#160;

Hi Adam - I'm glad I asked you! You are right it is Eldridges dealing with the land registration documentation for Ascot House (and others on the same road).<br> <br> After I pointed this out to our Estate Agents, I am told that conversations happened and the required new drawings and documents have now been submitted, end of last week. Are you able to confirm that is the situation, and if so, give any indication on timescales?<br> <br> I now have the chain below us pushing hard as they are ready to go, and hope to be able to manage expectations. Hi Alan - I have responded to your further post in the absence of my colleague.&#160;<br> <br> Whilst we did receive response to our queries from Eldridges, one aspect remains unresolved and we have written to them again asking for that to be resolved.&#160; We are yet to hear from them again.&#160;

Hi - Having spoken to the parties involved I am led to believe that the unresolved aspect was being submitted yesterday afternoon, this morning at the latest, are you able to confirm that this is the case? Much appreciated.

Hi Alan - a reply was received yesterday as you state and that now goes with the case to the casework team to review and decide if all ok or what more is needed. There's no definitive timescale to share at this moment but the review will happen asap<br> IW94586

Sorry, me again. Because they are all ready and wanting to set dates, I am getting a lot of nervousness from the chain below me. Alan - the casework team contacted the conveyancer earlier today with regards their response and next steps so matters are progressing although how soon things will complete is unclear at present<br> The conveyancers involved have had to try and resolve multiple issues with their application over the past few weeks&#160;<br> I'll check with the casework team for an update/steer but suspect there are still some complexities to resolve that are likely to stretch the timescale to the end of next week at least.&#160;<br> IW94586
