I’m preparing an application to register a transfer of a registered property. The sale completed in June 2024, SDLT was paid at the time, but the TR1 was never executed or lodged due to an oversight. All parties still agree to the transfer and we’re now preparing the TR1 and AP1 ourselves. Is there any special procedure for a delayed TR1 and AP1, or is it treated as a normal first registration of the transfer? I’d like some guidance on what HM Land Registry would expect with a delayed application. This error is causing us lots of stress. Is there a fast track service to transfer a property quickly?

L Kumar - when submitting the application you should include a letter of explanation as to why the application to register was delayed. If there is an urgency you can request expedition after the application has been submitted https://www.gov.uk/guidance/request-an-expedite

Good Morning Adam, Thank you for the reply. Could you please confirm what date should be entered in Panel 3 of Form TR1? Should it be: 1. The date on which the TR1 is actually executed (i.e. the date all parties sign the deed in Panel 12 and their signatures are witnessed in 2026); OR 2. The original transaction/completion date (June 2024), which is the effective date shown on the SDLT5 certificate? Kind Regards
