Hello,<br> <br> We purchased a property in January, title BK128485. The application for transfer of ownership was submitted to you by Lightfoots LLP on 16/01/2025 which has recently been expedited since it is now holding up an urgent remortgage, hopefully this can be processed promptly but is not the reason for the query.<br> <br> During enquiries our solicitor also found the attached Dealing application from Trowers & Hamlins LLP submitted on 02//05/2025 which we were unaware of. We have never had any dealings with these solicitors nor was there any reason for a dealing application to be submitted at that time. <br> <br> Our solicitor has contacted Trowers & Hamlins and we await response. <br> <br> Are you able to shed any more light on the type of dealing application that was made and it's current status please?<br> <br> Kind regards<br> <br> John D

Hello John - it's an application that affects multiple titles where your seller is registered as the owner. They are making changes on bulk to titles that they own. Such bulk applications, involving several hundred titles, are not uncommon when companies, organisations and lenders for example want to make a small change to the registered information re their property portfolio <br> However in this case the specific title has been purchased by you and your application has what's known as 'priority' over anything submitted after it. As a result once your own purchase has been registered and the register updated the later pending application will be cancelled and no further updates made re your own title/property.<br> There is nothing to be concerned about and I'm sure your conveyancer's own investigations will confirm.<br> BK128485

Hi Adam  I hope it's OK to jump onto this as I'm wondering if this may be the case for my current situation. So far it is preventing me from remortgaging even though the title deed is in my name.<br> <br> I bought my house in Dec2024 and my mortgage fixed term ends at the end of Sept. I have everything in place for a new mortgage. My conveyancer for the remortgage alerted me to the LR not having updated the title, and so I called them, expedited the case, got an official copy of the register title sent to me.<br> <br> Forwarded to conveyancer, who said there is an outstanding application on the property by Persimmon who I bought the house off. They owned it for about 2 weeks as the previous owners part exchanged with them and moved into one of their new builds, and I bought this place.<br> <br> Now my understanding is that ordinarily if Persimmon had their application in first my application could not be expedited without expediting theirs. But from time and date stamps it seems that they made the application on 23rd Jan, which was AFTER my solicitor made my application, hence I actually come first in the priority order.<br> <br> However now, I have this outstanding application on the LR, meaning I cannot finalise my remortgage, and it is reliant on Persimmon's conveyancer to either expedite or remove. They don't appear to be being massively helpful and they clearly do not have the same sense of urgency as I do, namely risking losing my remortgage offer and rolling onto my current lender's SVR which would cost me a huge amount more.<br> <br> I am at a loss as to how this can be allowed to happen and I really don't know how best to approach it. Calls to yourselves at LR have simply told me it's up to Persimmon to sort out but this seems outrageous, as essentially it means at any time someone could interfere with anyone's ability to refinance their house.<br> <br> You seem to suggest to John above that this application from them will no longer be valid and disappear, but this is not the information I have received and I would massively appreciate clarity on this because I stand to end up losing a significant amount of money if I have to roll onto the SVR of my current lender, through no fault of my own.<br> <br> Vbw<br> <br> Emma

Emma - the issue here was that the two applications were submitted in the wrong order and the second one has bene left open and incomplete. <br> You are correctly registered as the legal owner and the register is right and we just have to 'get rid of' (technical speak) of the remaining and still pending application so that you have a 'clear' title for your remortgage application<br> There is a technical IT issue that the casework team can hopefully resolve overnight so I didn't want to leave you on tender hooks this evening after I had hinted at a positive outcome<br> I'll message again in the morning once I have the thumbs up from the casework team<br> I'm confident they can resolve it so 99% there hopefully <br> DY315000
