Good afternoon,

Please can I ask for an update on:
Enquiry ref 240510-3350230
Title No ON378245

The expedition was submitted in May (I received an email saying this had been approved and passed onto a processing team on the 13th May). We were originally due to complete on our new house at the beginning of July and the outstanding application for LR on our current house is the only outstanding matter that has delayed this. We are now at serious risk of losing the home we are buying due to this delay. We have rung twice within the last 3 months since submitting, but have had little to no information shared with us. 
Please can you advise an update on this, an estimated time frame, and if there is anything we can do to help as we are incredibly worried.

Sam - the casework team have advised that things are progressing. They need to complete the processing of the first plot removal from the development and once done the remainder than usually topple like dominoes.
Everything then hinges on your own application being in order of course. Hopefully it is and they can process it in the coming days but I can't be definitive re timescales I'm afraid.
I'll keep an eye on it and post again when I have something more concrete to share - I appreciate you will still worry but hopefully not for too much longer

Thank you very much for this update, it's great to have some clarity. 
Are you able to advise a) what processing of the first plot removal means and b) advise how long this has been going on? From what I have been told via sols, I am concerned that this has been the case since we expedited our registration now over 3 months ago. Is there anyone we are able to chase e.g. the developer of the property to help progress this?

Good Morning Sam - when a new development is started there is a process to be followed which starts with the first plot removal (transfer). As all the plot transfers (purchases) tend to follow a generic pattern the first removal is key from a registration perspective as it enables us to set up a generic set of instructions to be followed on each and every subsequent plot removal. The idea being that the later plot purchases can then be registered without some of the complexities often associated with a transfer of part.
The first plot removal for this development was submitted 2 weeks before your own application so in Jan 2023.
Unfortunately with so many new developments and a backlog of work there is a lengthy wait time 
Even when expedited the complexity of the development as a whole and the first plot removal can often mean things can't happen as quickly as for example a simple transfer of part involving a small bit of someone's garden 
There is nobody for you to chase as the ball is very much in our court hence my flagging with casework colleagues and giving you the update I did.
As soon as the instructions are given re that first plot removal, which the others can then follow, processing will begin in earnest on your own application. Everything then hinges on that being in order and we don;t then need anything specific or corrected re the paperwork submitted 
I do appreciate your concern and uncertainty re what's happening but we have to rely on the casework team to progress matters as swiftly as possible 
I am keeping an eye on progress and will update you as son as I have something concrete to share. There is nothing more you or I can do at this stage

Thank you so much for the update Adam, it's really helpful to know the context of what's going on in the background and we very much appreciate your commitment to keeping us updated. We're just so worried about losing the money we've put into our new house so far via solicitors and all the other associated fees, as well as the ultimate worry of losing our dream house with how much longer this has taken. We'll keep an eye out for your response and hope to hear something positive soon.

Sam - understood and appreciated and sharing that detail may help others in similar 'new build' situations also
Key thing here is to cross everything and stay positive that your own plot purchase is all in order so when it is processed the casework team can complete it there and then, usually within a couple of hours.
That's the goal from here and I hope you have a good long weekend too (we do work bank holiday weekends so hopefully progress can be made between now and your next post

Hi Sam D - we are very close to that first removal being completed and then the remaining plot dominoes can start to fall. Ironically I spoke to colleagues re this one earlier this morning and they reassured me things are still progressing 
I have a daily reminder set to check and will up date you when I have something concrete to share
