Thanks Adam, you have confirmed what I thought.

So the developers solicitors have updated the transfer deed and Plot Plan but haven’t updated you of the updated site plan it seems and also haven’t therefore put that updated site plan in the TP1 either.

So you are inevitably comparing the original site plan vs the Ordinace survey not the new one thus the requisition. All makes sense now.

Builders Solicitors should be making contact alongside mine to sort.

thank you

Hi Adam

Will the property only show online on land registry and price paid portal when the full registration is complete?

Or will it still show now the RX4s are done pending the finishing of this boundary piece?

Thanks

Ryan - the registered information will only show online once the registration has been completed

Thanks Adam, the reason I ask is that the other properties affected by the same boundary Plot 95 and Plot 86 for example are showing registered

So I’m just a tad confused how that’s possible given the Requisition says there were withdrawn

Ryan - the more you dig the more confusing it can become but both of those plots also had issues with the TP1 plans submitted and they also needed amending.
A Developer will often create generic/template TP1s and then use/issue those over a period of time as plots are sold
Exchange, completion and registration will then happen at varying speeds and it's rare for a developer to try and remedy such matters even when one plot shows up the issue. They will wait to see if others come back to be amended piecemeal so to speak

Thanks Adam makes sense. Feel like I’ll be a conveyancer by the end of this...

Im awaiting an update from my solicitor so I assume they haven’t fully finished with the developers yet and assume they haven’t come back to you yet?

I’m chasing this morning

thank you

Ryan - I was going to comment on your 'expertise' but didn't want to read as being flippant in a stressful situation for you
Nothing more has turned up as yet. IN my experience these things can take time for both the developer and conveyancer processes to flow but with your added impetus I'm sure we will get a positive response soon

Hi Adam, no offence would have been taken here dont worry a bit of humor during stress is useful.

I have had confirmation my end that my solicitor has sent proof of the updated plot plans and correct red line boundary from the builders and their solicitors by reply to the requisition. I have also submitted my own form following your advice explaining the situation in detail to help the case worker.

Can you kindly support me Monday by contacting the case worker and ensuring they read everything fully. In particular they take note to realise that they have been using an old plot plan from the old site plan and old deed to compare to the ordinance survey. They will see the updated TP1 and updated plot plans now match perfectly as they did for my neighbours plot 86 & 95 as we discussed.

I asked my solicitor to send this detail which they have but not as detailed as my description. I trust as you know how stressful this is for me that you will help as much as you can with helping the case worker see the full picture now

have a fab weekend. Look forward to your reply

thank you for everything so far

Hi Adam

Hope you are well!

Do you think it’s likely this will be picked up today?

Thanks!

HI Ryan - it is making progress but does need to be checked/confirmed by a senior technician before matters can proceed.
Once I have something more definitive I will share
