I have a client who has asked us to register some Transfer Deeds which were completed in 2016 but which (for reasons which we are yet to discover) were never actually registered. We assume neither the transferor nor the transferee (a director and his company) had legal representation at the time and this was something they just did themselves. Is there a point at which the Land Registry would refuse to register transactions due to them taking place so long ago?

Laura - whilst such a 'delay' can be an issue it's very rare that we would refuse to register simply based on time lapsed alone. The key with any such application is to ensure that when submitting you have both explained the reason(s) for the delay and also considered/dealt with any existing incumbrances on the title (if any) that have been registered since the actual transaction itself.
