We are in the process of purchasing the property at 81 Beulah Road, SM1 2QG, a 2023 build. The estate agent informed me that the seller requested to expedite the first-time registration due to the sale. However, it has been two weeks since that discussion, and I have not received any updates on the status.

As my mortgage offer is set to expire at the end of March, could you kindly provide an update on the current status of the registration application and whether there are any further steps we need to take?

Nancy T - the application is waiting to be processed and has not been expedited as yet. Unfortunately the request to expedite was submitted through the wrong channel so has not been seen.
I'll flag it with colleagues and ask them to make it an expedite so that processing can begin in full and asap

Nancy T - expedition gets the case to the start line for processing. That's usually within the 10 day period quoted. 
I can't then be definitive re timescales as much will depend on whether the application is in order. If it is then processing can mean completed same day. If not then the wait for the finish line can be a longer one
There's nothing prior pending against the seller's title so that's a plus
I'd suggest posting again after the weekend to see if progress has been made and processing started

Adam, thank you for the update. We were wondering if there is any way to speed up the process further.

Our mortgage offer expires at the end of March, but the process is delayed due to request was submitted to wrong channel unexpectedly. The purchase may not be able to proceed with further delay.
 
If required, we can provide evidence of our mortgage offer’s expiry date to support an expedited review. Please let us know if this would help or if there is anything else we can do to facilitate a quicker turnaround.
We appreciate your assistance and look forward to your update.

Nancy T - there's no escalation process as it will be done asap. It's been expedited now so everything hinges on it being in order but we must give the casework team an opportunity to pick it up and start to process it.

Hi Nancy - it's been partially processed but we need more from the conveyancer. They were contacted on the 20th Feb and we await their response.
You'll need to contact them to confirm, to clarify what's needed still and when they hope to be able to respond in full

Hi Adam, the seller's conveyancer replied that they have responded to requisitions raised by the Land Registry.  Please could you check if there is any update? Thanks!

Hi Nancy - the conveyancer replied yesterday to our request. I'll check with the casework team for a steer/help re next steps/timescale
