Please would I be able to have an update on TY93974, I have been advised it was submitted to be fast tracked on 13/01/26 and yet to hear anything further? This is holding up a sale which should have been completed on 05/12/2025.

Kind Regards
Emily

Emily - the application is currently with our lawyers to consider next steps. It has been expedited and the delay/referral has been explained to the lodging conveyancer. I'll enquire to see if the case can be escalated further TY93974

Thank you Adam, the new owners were added to the freehold title via fast track just before Christmas, so I’m unsure why the leasehold title needs to go to lawyers for consideration? But if you could get this escalated I would be most grateful.

Emily - the application is asking us to amend/alter the registered title but based on paperwork already submitted and registered some time ago. Amending/altering a registered title in that way creates legal Qs that need to be considered and answered hence the referral to a lawyer. Hopefully the conveyancers can provide you with the specific details behind the application and the reason(s) why the amendment/alteration is required

Hi Adam, just following on from this, I’ve been informed our buyer will be looking to pull out of the chain next weekend if we do not have a completion date agreed. Is there a way to get this sorted through the lawyers before then? I’m struggling to get any information out of the sellers conveyancer.

Hi Adam, please can you confirm this has now been completed? I believe the freehold and leasehold have been merged according to the records I can see.

Hi Adam, at the end of last week we were told this has been completed but there was an IT issue therefore the conveyancer wasn’t able to download it from the portal. They are still saying there is a problem but they are continuing to chase yourselves for this document. Please would you be able to check if this the case from your end? Thank you for your help on this matter.

Hi Emily - no IT issue that I am aware of at our end and the registered information is available online I suspect what they might be referring to is how they didn't receive an updated register re the closed leasehold title TY93974.
However they don't receive one as it has been 'closed' so nothing to issue I can see that they contacted us on that point and that was replied to yesterday so hopefully they are now able to proceed
