I'm purchasing a house that has a query on the land registry - I've been told the sellers solicitor raised this over 12 weeks ago and has then expedited it around a month ago, but we've not yet heard a reply. What's the current waiting time for an expedite, and do you know when we'll expect to hear back?

Property is Upper Lower House, BD19 4LE

Lorna - lodged 15th May and expedited shortly afterwards. Processed but we couldn't complete it and requested more from the conveyancer on the 29th May. They have now replied, 22nd July, and their reply and additional information is now being reviewed by the casework team. Hopefully that review and additional consideration can happen quickly - feel  free to post again early next week and we can check again for you

I wondered if you had any idea of when we would hear back from the caseworker team? We're hoping to move on the 8th August, but can only do this if we hear back from Land Registry before the 31st. It would be good to know if that's a possibility or not?

Hi Lorna - the casework team have contacted the conveyancer again this morning to advise that there is an outstanding issue they still need to resolve. So we are still waiting on the conveyancer. here

Lorna - we would not normally share such specific details via a public forum. But the outstanding issue relates to the execution of the Deed submitted. Please speak to the conveyancer involved for confirmation and more details as appropriate

Thanks Adam, the issue I have is that this information contracts what I've been told from the conveyancer. Is there someone I can speak to directly at Land Registry about this? Do you have a phone number? Thank you

Lorna - you can call 03000060411 and speak to the support team if you wish. The phone lines are not open today but will reopen on Monday.
I have told you what the issue is and it's the conveyancer, Bromleys, you should be contacting. We contacted them today as stated

Can I check we're talking about the right property, as Bromleys isn't the conveyancer ?

Lorna - profuse apologies as I'd added the wrong title number to the thread record. The title number is in fact YY104035 and the pending application is from NB Law
It was lodged 19th June and processed in early July. We did require more from them earlier this month but they have responded
The application is currently with a senior officer to consider the requested amendment and NB Law were notified of that on the 25th July.
Hopefully, as it has been expedited, those next steps/direction will be known shortly. 
I'll make a note to post again once I have something further to update on

Lorna - not at this stage no. I can't be definitive re timescales but we should be talking days and not weeks from here.
Much will depend on whether the requested amendment can simply be done and nothing more is needed
That;s rare though as one amendment can often have a knock on effect on adjoining titles and the owners of same need to be contacted.
But that's the senior officer's decision to make and until it's considered we can't be definitive re timescales.

Okay thanks for the update - if there's anything we can do to move this along it would be greatly appreciated. As I said we've got 3 houses hoping to move on the 8th August (!)

Thanks for clarifying the situation also, I think I've caused a mild panic with everyone this afternoon!

Lorna - all understood and appreciated and profuse apologies again for misinforming you initially
I've made a note to keep an eye on things and will update you with correct info as soon as I can. 
There is nothing you can do to affect things at our end as the application to amend has been made by NB Law on behalf of the current registered owner.

Morning Lorna - the casework team have just issued our response to the conveyancer. Hopefully they can consider that and reply quickly as appropriate 

You'll need to contact them direct to confirm and to obtain specific details re the requested information

Hi Adam,

I've heard that the conveyancer has replied, and that the casework team already had the information apparently. Do you know when we'll hear back? As I said we're up against a deadline now with 3 x households affected by this and hoping to move on the 8th.

Hi Lorna - I don't but I can see that they have provided the requested confirmation and that has been referred to the senior officer to consider/approve as appropriate
