Hello,

I purchased a property at 18 Hoopers Walk, Longwell Green, Bristol BS30 9DZ and completed on 17 December 2024.
After one year, the title is still registered in the name of the previous owners. I have contacted my solicitor several times, but I have not received confirmation that an application has been submitted, nor any Land Registry reference number.

Could you please advise:

  1. Whether there is currently any application pending with Land Registry for this title
  2. If not, what steps I should take if my solicitor has not submitted the application
  3. Whether I am eligible to request expedited (fast-track) processing, as I will need to remortgage at the end of 2026

Hello Ramona - the application was submitted back in January 2025 but processing did not start until October as we have a backlog of this type of work.
The application was incomplete and we requested more information from the conveyancer. Whilst they were able to provide some of the requested information one item has taken much longer but it appears a reply has been received recently
I'll check with the casework team to see if all now ok or not and will post again once I have that update to share

Hello Ramona - the casework team advise that the conveyancer's reply was insufficient and they have gone back to them to explain why. Hopefully the conveyancer can resolve the matter and respond in full 
If you need specific details with regards what was lacking and what was requested you will need to press your conveyancer for that detail. I suspect that they are in part reliant on the seller/third party to help resolve the matter hence the delay at their end
