I am helping my mother register her house for the first time as we've been advised it is a good idea to do. Her house has never been on the market but the adjoining property which is a mirror image in similar condition sold last year. Can I use the sale price of the neighbouring house as the value or do we need to get a valuation done?

T Ballard - we ask you to confirm the current market value of the property. If that matches the current market value of the house next door then you can use that figure

Land registration is complex, designed to protect legal and financial interests in property. There can be significant consequences for any error. Please consider seeking legal representation. Before making an application without legal representation, it is important to consider the benefits of using a conveyancer.
