Hi there, my solicitor made a Cancellation of unilateral notice (UN4) application a week ago. I have a property transaction (refinance) at serious risk of failing if I do not get the Unilateral Notice removed.

HM Land Registry reference: Y691JRT
Title number: NGL361514

I noticed there is an expedite request I can make through the contact us form but is this necessary or is this being dealt with / processed already?

Really appreciate your help!

Also further to the above question I have one more query.

I bought the land (title number above) and built 2 houses on it. As you can see the title has the name of the "land" on it.

However I built 2 houses on it which are now complete and the refinance is in the name of the 2 houses and the lender wants the title to reflect the addresses of the new 2 houses instead of the land as it is now.

Can you tell me how I go about making that change please as urgently as possible?

Also to save time I have now sent in a request via your contact us form to expedite the above UN4 form - did you receive it?

N V - the UN4 application was received on 6th Dec. Your request to expedite that will be actioned asap and a response issued.
Expedition gets it to the processing start line sooner and everything then hinges on it being all in order.
If the registered titles need updating re the property description then you can use the same Contact form channel and submit a copy of the council's letter confirming the new postal address. That can then be actioned as well

Adam thanks so much for the super fast response. I got the email confirming my expedite request has been accepted and is being actioned thank you.

Regarding the address change on the title I have a copy of the council letter confirming the address change from the "Street Naming & Numbering Officer". However you said to use the contact form I cannot see any option for this?

Do I not need to submit a specific form to request the address change? And then request an expedite of that application?

The only thing I saw was:

Register entry enquiry

Select one option


Is this the correct way to set out the request? Also how do I then expedite the request or should I let you know once done?

N V - That's the correct way. There's no expedite process but you can add that it's urgent

Thanks so much Adam I did as you suggested last Friday.

a) regarding having the address changed on the title I sent the council letter via the contact form a week ago but have had no confirmation it is being processed. I only received an email with the following: 

Enquiry Reference: 241213-4136891 Title Number: NGL361514

Email said they have received my form but will get back to me but that was a week ago.

Do you know if this address change on the title is being processed?

b) finally the UN4 removal HMLR reference: Y691JRT Title number: NGL361514

Do you know the status of this? My expedite request was approved just wondering if it is all in process now.

I am only chasing because my mortgage lender has made resolving these 2 points a requirement for the transaction to complete else it will fall apart.

N V - the request to update the address has been added to the pending expedite application and will be processed as part of any update to the register. We can't update the register re the address until the UN4 application is completed 
A UN4 application requires us to serve notice on the beneficiary and that was issued on 14th Dec, They have until 9th January to consent/object.
