Purchase waiting on first registration

Hi, we are purchasing a property that is currently unregistered but the seller voluntarily completed a first registration (as we’ve been told by our solicitor) prior to the sale being agreed in October. However, because of this application, our purchase cannot be dealt with by our solicitor as the sellers solicitors are waiting for the registration to be completed before sending draft contracts. We have been told it has been expedited but have heard nothing in weeks, with our offer being accepted 9 weeks ago on this property. This is causing us issues as our related sale is ready to exchange and our purchase is stuck waiting for this registration and therefore our solicitors are at a standstill.

please could you help or give us some kind of update?

Hi Courtney - The application has been expedited and is being processed but there are queries that need to be resolved before we can proceed further.   We have written to the conveyancers who submitted the application and whilst they responded, one of the issue is not resolved yet.  We have written to them again and are now waiting for their response.

Hi Nimesh, thank you so much for the update. I don’t suppose you have any ideas on how long this could take once you’ve received what’s needed? 
 

Hi Courtney - It's difficult to give a timescale until all our queries are resolved.  If the response resolves everything, and there are no additional actions we need to take, then we would be aiming to complete the registration within a day or two.  However, if there are any issues or further actions required then the timescale would be stretched.

Hi Adam, our estate agents have told us that the solicitors have said they have now responded to the outstanding queries, please could you confirm? 

Hi Courtney - nothing showing up with the live case itself re a reply as yet. If they replied by post then it can be a few days before it's delivered; then scanned and added to the actual case

Hi Adam, thanks for the update, could this be the likely case? They stated they had replied and were awaiting confirmation it was acceptable - I’ll check in a few days to see if there is any update then.

Hi Courtney - you haven't stated when they sent their reply but imagine you too don't know. As such I can only confirm nothing received as yet.

Hi Courtney - I have responded to your further contact in the absence of my colleague. 

We have received some documents yesterday and these have been referred to the caseworker for consideration.  I expect them to be looked as soon as possible.

I am assuming if all is ok then the application will be complete? Will this be visible on the register if I were to search for the property address once complete?

Hi Courtney -  Once the original deeds and other documents have been considered by the caseworker, and if there is no additional action required, then we would aim to complete the registration as soon as possible.  

A copy of the title register and title plan would normally be available for download through our online service for a small fee immediately after the application has been completed.
