Hi,

I'm buying a property but it is held up because the land registry title was not transferred to the current owners. It was expedited then there was a requisition which has been responded to. Now I have been told that it can no longer be expedited and it is in the queue, with no time frame. This means the purchase is at a halt until this is resolved putting the purchase at risk. Why would it not be able to be continued to be expedited when the current owners need to sell the property (they do not live in it, no one does), and a buyer is waiting to purchase with living arrangements in the balance until this is resolved. This meets the criteria for expediting the request. The owners solicitor who they bought through are poor and the transfer should have been completed when they purchased, and it is difficult to get any information from them (current owners report this).

Thanks

Hi Emma - expedition is a start point for getting the case underway by being processed. That's where the 10 days target comes in so expedition worked to an extent but a requisition was then raised and matters delayed.
I suspect, but no idea without specifics, that the case needs to be reviewed/considered by a senior officer/lawyer and that's the 'queue' you refer to. If that's what was meant by whoever told you then that's why it can wait longer. It will still be expedited so it is considered asap but there's no timescale we can attach to that referral.

Thank you Adam. If I can get the application number would you be able to give further information?

Hi Emma - many thanks. That's a plot purchase on a very busy developer title. Unfortunately processing has been delayed as there have been prior applications affecting the development that must be processed and completed first. This will have been explained to the conveyancer involved.
One of the main barriers to later plot purchases being processed was completed on the 10th Dec so that may help clear the way for later applications to now progress.
I'll reach out to the casework team to check for an update in that regard and will share once I have something concrete to post for you
HH952D3

Thanks Adam, I would appreciate an update. As I said the current owner is selling (to me) and nothing can proceed without this being processed (already been over 2 months). There are other properties in the same postcode/street that are already registered. An idea of time line would be useful as to how we both progress in this matter. If it is 1 - 2 months versus 6 - 7 months, for example. This information is vital to both seller and buyer. Thanks

Hi Emma - the casework team have managed to partially process the application but more is required from the conveyancer. They have been contacted today with a request.
You'll need to speak to the conveyancer to confirm details but hopefully the requests are ones they can deal with swiftly
HH952D3
