Hi we having been trying to buy a property for 10 months now. The seller remortgaged shortly before putting the house on the market and added his wife's name to the title deed and and their solicitor didn't send the correct paperwork to Land Registry which we only discovered in January. A litany of incompetence by the remortgage solicitors has finally resulted in the final paperwork being sent to Land Registry last month. They say they have expediated the application, and the sellers were expecting hear something by 21 June but we have had no information. Could you see if the application has been expedited please, what stage it is at and any possible time frame.<br> The title number is WK497211 and the address is 27 Cox Crescent, Long Itchington, Warwickshire<br> Thank you<br> Lorna

I don't believe it. Never known such incompetence! They have been working on this since July last year. Any idea what what information is still needed? As far as we were aware from the sellers, they had everything. It's just a name change on a title, so not sure what can be outstanding. Thanks Adam.

Lorna - unfortunately such lengthy delays can happen where, as here, they are reliant on a third party to provide a certificate/consent with regards a restriction on the title. It's less about incompetence and more about that third party simply not responding quickly I suspect&#160;<br> The 'name change' is in essence more than that as they are actually transferring the legal ownership from a sole name to joint as you first posted. That's caught by the restriction as mentioned so needs to be complied with. That's where the delay is<br> Your own conveyancer will be aware of the registered information/restriction involved&#160;<br> WK497211

We are getting very little information from the sellers solicitor about whether the third party documents have been supplied. Morning Adam<br> It seems the initial issue with documentation has been sorted but now another restriction on the title has been flagged up which no-one seemed to know anything about. It was placed on the title by another solicitor that is not associated with the seller. We have no further information so is it possible that you could tell us the exact nature of this restriction please as it will determine whether this is a minor glitch or a major problem for us as the buyers.<br> Thank you<br> Lorna Bolster<br> WK497211

Morning Lorna - the restriction has been on the register since 2018 and the conveyancer will have viewed the register prior to exchange/completion for example so unsure how anyone could be unaware&#160;<br> If you read the register you will see the restriction in entry B4&#160;<br> To date the conveyancer who submitted the current application has only submitted a certificate to comply with the other restriction in entry B3<br> WK497211

This was a week ago and so we aren't sure if Land Registry has actually received anything yet. Could you possibly see if it has arrived please. Ok thank you. The original application was expedited so once the final certificate of compliance for B4 is received by Land Registry, do you now how quickly they would normally issue the updated title please?<br> WK497211
