Good Morning,

We understand there have been issues with our transfer application for Plot 5, arising from Title Number GR449573. Could you please provide an update on the current status? Our solicitors advised that all requisitions had been dealt with, and as we are due to remortgage soon, we are keen to progress this.
Kind Regards,
Megan
Good Morning - we are awaiting a full reply from the conveyancer to an original request for more information. I've asked the casework team to issue an update to the conveyancer to explain what remains outstanding
GR481399

Hi Adam, I’ve had a response from our solicitor:

‘The Land Registry raised their initial Requisition on 12 February (copy attached) of which we had responded to on 5 March. Following receipt of a “Warning of Cancellation Date” from the Land Registry, we had responded querying what it was that was outstanding as we had understood we had replied to their Requisition in full. We have not received any further Requisition from them raising further enquiries.‘

Can you confirm if this is accurate please?

Kind Regards,
Meg

Hi Megan - that all appears to be correct and I'll check again with the casework team as to what's happening and update you once I have their response.
It looks as if there have been some issues at our end with regards what remains as an issue and that's required referral to a senior technician and our lawyers. But let's see what they come back with and I suspect it may mean further contact with the conveyancer
GR481399

Hi Megan - the case has now been referred to our lawyers to consider a legal aspect that needs to be resolved. I have escalated the referral but can't be definitive re timescales other than I would hope to know more early next week
I will update you again once I have something concrete to share
GR481399

Hi Megan - just to update you the casework team have gone out to the conveyancer to clarify a specific point. They have also started required checks with Close Brothers Limited as the application will result in an alteration to their registered extent and we need to confirm they consent to that happening. They have until 2nd January to respond.
Your conveyancer can confirm and provide specific details as appropriate
GR449573

Hi Megan - We have received response from the conveyancer and that has been referred to a senior officer. I cannot see any response from Close Brothers as yet.

Hi Megan - the corres from mid Jan was to remind the conveyancer that they had not replied to all of the points raised in the original request. You'll need to speak to your conveyancer to confirm the specific details as to what remains outstanding
GR449573
