EX803802 an expedited application for land to side of property has been made.  I can see the application has been lodged by doing a property search. Any idea of turnaround time or if ordnance survey has to be carried out?  We are purchasing the property

Sarah - OS are almost always required to carry out a survey and one was requested on 21st March. The owners/sellers would be the ones to know if they've been as yet or not and I suspect, as we don;t have an OS report in as yet, that it maybe this week.
After that if the report matches the claim the final stage is reached and wider checks with adjoining and affected landowners take place. Generally speaking those checks can take 3-4 weeks to complete but we won;t know timescales until this survey stage has passed

Hello, I have been informed ordnance survey has now been done.  Are you able to confirm next steps?

Hello Sarah - OS need to submit their report; that then needs to be considered alongside the actual claim and if all matches then the final stage is reached and wider checks then start.

What are the wider checks?

Sarah - the ones I mentioned in my original post. We won't know what they are precisely until the claim plus OS report have been considered

Thank you so much for your help.  I may contact you early next week if that's OK to check in?

Sarah - by all means do. These things do still take time due to the registration hurdles that have to be overcome where there's a claim involved

Are there discrepancies with the report to what had been claimed?

Saran - not as far as I am aware, no

That's good news, thanks for answering all my questions so quickly.  I'm anxious that all is progressing so as to keep the chain together.  Do you know what wider checks if any have to take place?
Posted Mon, 15 Apr 2024 09:02:14 GMT by Adam Hookway
Sarah - as it includes a claim as to ownership then in my experience wider checks are almost certainly required. Which ones and how long they take won;t be known until the solicitor replies and the stage 3 consideration has taken place and been actioned
