Where unregistered land acquired by adverse possession is transferred to me as part of the same first registration application (to be lodged by me), is identity verification required for either party, given that it is not required where the adverse possessor registers in their own name? i.e. does this 'no ID needed' policy change where there is a contemporaneous transfer? Further, PG67 refers to an under-£6,000 exemption requiring 'the conveyancer' to upload a valuation certificate from a surveyor or similar, so I was wondering if an unrepresented applicant can rely on this, and if so, is there prescribed wording for the certificate?
