Hello!

We have been waiting for an expedited first registration to complete on the property we are buying - it was accepted as expedited on 18th March 2025. We believe, via the vendor's solicitors, that everything has been filed correctly with yourselves, after a few requisitions which we understand were answered promptly.

However, this has been a very slow process since 18th March 2025...the chain is in an incredibly fragile state and will likely collapse if we cannot get this registration of title completed within the next 24-48 hours.

This is so urgent, can you please do all you can to ensure this happens?

The reference number is: MH6A6AB

Thanks,
Gary.

Hello Gary - there have been a number of ongoing enquiries with this case and the conveyancer's last reply was on 12th May. That's currently with the casework team to consider
I'll check for an update for you
SK435883

Morning Gary - the case is now on referral for a senior technician to review and decide on next steps and whether it can be completed. Expedition will ensure that happens asap but I can't be definitive re timescales as yet
SK435883

Hi Adam,

Thanks so much for your response, it is so helpful to hear updates.

Encouraging it is with a senior technician to review.

Hopefully it will be reviewed and accepted as complete real soon as we're in a desperate situation to ensure the chain doesn't collapse. I appreciate it's been expedited but I assume that we can't do anything else to alert colleagues to the urgency of this review?

Thanks again, this is a really helpful service.

Gary - it's already been escalated as well. Unfortunately that does not guarantee immediate processing as there are a significant number of applications with a similar urgency/escalation
SK435883

Understood, I didn't realise it had also been escalated. Thank-you.

Hello Adam,

Apologies for asking but there's a desperate situation at the bottom of the chain which is making this incredibly urgent.

To this end, I wondered if there's any update on this application? Hoping there's not been any further queries for it and we're just awaiting sign-off.

Thanks again.

Hi Adam,

Sorry to ask again as appreciate you're very busy and this is just one of a huge number of applications, but following up from your last message yesterday, did the casework team have an update and/or were they able to do anything to escalate further?

Thanks.

Hi Adam,

It's been a week since I last messaged and the conveyancers handling this case expected an update by now. All they've heard is that the same as you updated 13 days ago - that it has been referred to senior officer for review.

Is this correct and is there anything further that can be done to prioritise this? If not, is it possible to get some clarity on an idea of timescales we're looking at?

It's really desperate now, due to personal difficult situations at the bottom of the chain, that we get this Title issued asap.

Thanks so much for your assistance.

Hi Gary - the casework team contacted the conveyancer on 27th to confirm/clarify certain matters. The contact was essentially to explain this is what we are going to do and if you have any issues with that let us know by return.
Hopefully the conveyancer (Birketts) can confirm for you and advise when they hope to respond
SK435883

Hi Adam,

I have had confirmation that Birketts responded quickly to your colleagues to progress to issuing the title so this should be on your systems by now?

Is there anything you can do to expedite this final stage of issuing the title? I can't stress how critical it is now...so hope we won't have to wait another 10 days for review of that response and it can simply just be issued without further delay.

Thank you so much for all your assistance so far, it really is appreciated.

Hi Gary - they replied this morning at 10am. So the case and their reply/confirmation will go back to the casework team
I'll flag with them and cross everything is now in order and sufficient to complete matters for you
The 10 day 'thing' is only the timescale advertised from expedite approved to processing. Each stage doesn't then take 10 days.
SK435883
