Hi, Hoping someone can take a look at an application to register lease which was submitted to you last month with reference NB9C3FE at 26d Friars Road , London E6 1LH

I need to remortgage this flat , and had mortgage offer in place, however they later advised i could not proceed until the lease had been extended . I have now extended lease , which was a rather long winded negotiation and I believe the new lease registration is with you now . I understand that my solicitor has submitted application with request that it be expedited as 2nd mortage offer will expire soon .
Is it possible for you to check on progress of application for me ?
Many thanks

Alan Dowling

Hi, Just following up from last post - I am hoping someone can look at this for me as I am worried that my second mortgage offer will expire , i am advised that unless this is expedited it may not be registered until November 2026 which would be disastrous for me !

If anyone can advise I would be very grateful

Alan Dowling

Hi Alan - Firstly apologies for the failure to respond to your first contact. For some reason it appears to have not flagged up.

I have looked at the pending application which was submitted on 20 August. It is currently awaiting to be looked and has not been expedited.

It appears the solicitors have submitted a further correspondence to the application documents requesting expedite. However, this will not be considered until someone actually starts processing the application. Our guidance for expedite clearly states "You cannot request an expedite using reply to requisition." which is what the solicitors have used.

I would suggest you or the solicitors submit a request for expedite.

I hope this helps.

Hi Alan - the application was submitted on 20th August. The conveyancer did request expedition on 11th Sept but that's not been seen until now as they submitted it through the wrong channel. They used one dedicated for the actual processing of the case so that would not have been seen until processing actually began so e time in the future. Your posting now has caused me to take a look and find their request.
I'll flag that with the casework team and ask them to make it an expedite now
TGL639998
