Hi, my solicitor submitted an application to register a deed of covenant today and asked for this to be expedited. This is relating to a shared access road with my neighbour. We run the risk of losing the new build home we are trying to buy as well as the buyer of our current home unless this is processed very quickly and our buyers solicitor is insisting its registered before we can exchange contracts. Can you please confirm that you have received this and it has been requested for expedition. The deed is between Burnside House and Wreigh View, NE65 7EJ

Hi Caroline - received yesterday, expedited and partially processed. Casework team contacted the conveyancer as more is required from them. You'll need to speak to the conveyancer to confirm details - ND206869

Caroline - response received and wider checks are now underway. Those checks run until 20th April unless the recipients, the named restrictioners, respond sooner. You should discuss with your conveyancer as to what the checks involve and what happens next. ND206869

I have been in touch with my conveyancer and he has responded to HMLR advising the only restrictioners have signed the deed of covernant after seeking advice from their solicitor (Gillian Pierce) who also witnessed their signature, so they do not need to give further consent.

Good Afternoon Caroline - the casework team have gone back to the conveyancer to explain the position with regards the need for the consents to be provided due to the application that has been submitted. You may wish to confirm with your conveyancer and decide next steps as appropriate ND206869

Good afternoon Adam - our conveyancer has explained this but can you please advise if the notice issued by Land Registry was posted to our neighbour or their conveyancer as they have not received anything but are happy to provide their consent if this is emailed to them at mcdermottpo@aol.com Unfortunately their conveyancer is virtually always unavailable so this will cause further delay if they wait to hear from her.

Caroline - posted 1st class to the owners at their registered address on 26th March and they will need to receive it first and return it as directed in the Notice. They won't have received as yet. ND206869

Adam - can you please request the casework team issue the notice again by email to our neighbour as this still hasn't turned up by post even though it was posted on Thursday. We were hoping to exchange contracts on Friday but this is holding everything up. Our neighbour is happy to respond immediately if it is emailed to them - ND206869

Adam - our neighbour has informed us that the notice has still not been received in this mornings post. Our solicitor was told last week that once he provided the additional information requested it would be registered but this has not happened. I now wish to make a COMPLAINT.

Caroline - I will ask the casework team to re-issue but it would not be by special delivery. I assume you have not asked the neighbours to contact us direct in any way using the contact form and the conveyancer has no response to our contact of the 27th March The modern day post is perhaps not always as reliable as it used to be and I suspect the Notice will arrive. But I will ask them to resend as well just in case it has been lost in the post by Royal Mail ND206869

Our neighbours didn't want to use the contact form as its too complicated. Which conveyancer did you contact on the 27th? Ours is SB Lawyers and our neighbours is Hardington Hog. I'm trying to make a complaint by phone and I'm waiting for a call back as I'm not happy about the way this expedited application is being handled by Land Registry- relying on Royal Mail franked 1st class is totally unreliable for a notice.
