Hi we are currently undertaking an application in respect of “Land on the South Side Of” RH16 1JR. This has been with LR since July 2023. Please can we check progress against this? Many thanks.

Hi - first registration submitted on 18th July and based on current average timescales it's unlikely to be until December that processing starts.

Good morning,

it seems that the application above is now underway - Ordnance Survey visited the site a couple of weeks back and I understand HMLR ahould now have the surveyor’s findings.

Please can I ask for a present position and an indication of what happens next please procedurally? How long until a decision is likely to be made please?

Hi NL - The survey results will now be considered by a senior colleague. I would expect this to be picked up in the next week. If anything else is needed the caseworker will send correspondance to the applicant.

Good morning - I write further to the comment above as we have heard nothing in respect of progress against this application. OS have visited about a month ago and I believe HMLR now has all information to make a determination, but timescales / process are still extremely unclear. G M N I - the case is still waiting for a senior officer t review the survey result and decide next steps.
If everything re the survey is in order the next and usually final step is to carry out wider checks by notifying adjoining/affected landowners. See section 5 of our PG 5 for guidance re those wider checks - Adverse possession of (1) unregistered land and (2) registered land where a right to be registered was acquired before 13 October 2003 (PG5) - GOV.UK

Good Morning - we contacted the conveyancer on the 16th December and await their response. You will need to contact them to confirm and to clarify what is outstanding and when they hope to respond

Good morning - thank you for the update above (we never had active contact from our solicitor and the info above allowed us to chase them!). I understand that the questions have now been answered and remitted back to HMLR. The OS surveyor came round a number of months ago now. Please can I confirm that HMLR now have all information required to progress this application and decide accordingly? Kind regards.

Good Morning N L - sadly not and we contacted them again on the 6th to explain what remains outstanding. Hopefully they can confirm that for you and respond swiftly
The outstanding point is a 'simple' one requiring them to confirm a specific detail but they need to do that as it's their application so to speak.

Hi N L - whilst they replied on the 6th Feb we contacted them again on the 15th and await their response. Our letter was requesting additional information and hopefully they can confirm that for you

Thank you for the above update. I was in contact with our conveyancer last week who indicate that they’ve not receIved HMLR’s letter of the 15th February - I presume it must have been lost in the post. Please could i ask that this is re-sent by email to them; email address is reception@waughandco.co.uk

N L - the correspondence has been issued via email to the named conveyancer (Bradshaw) so won't have been lost in the post. If those details have changed please ask the conveyancer firm to get in touch to ensure that we have the new contact details as appropriate

Thanks Adam - I suspect that there has been an email glitch somewhere. I understand from our conveyancer that at some point in the past her email had been incorrectly noted at HMLR so it may be a repeat?

If you’d be able to resend the request to rbradshaw@waughandco.co.uk and reception@waughandco.co.uk then they should br able to act on the request accordingly.

N L - there was an initial glitch as you suggest but the last 3 letters have all gone to the correct rbradshaw email address and the conveyancer replied on the 6th Feb.
I will however ask the casework team to reissue the last letter of the 15th Feb
