Hi  was hoping someone could help 
I'm 6 months into buying a house but currently having problems with the rear garden not being apart of the deeds so the seller has applied but the last response I got was "land registry wont accept expeditions at the moment either due to high demands" this was 4th of June but from reading a few of the other threads here it seems people are getting theirs expedited so not sure if im being given false information 
the property in question is 
36 St John Street
St Helens
WA10 3NG
is there any information you can give me? if there even is an application etc

Hi James - received 3rd June and expedited on 10th. Partially processed on 11th June and application not in order. Conveyancer contacted with a request to remedy and waiting for their response

Good Morning James - the good news is that the conveyancer has replied now so that will go to the casework team to consider. If the application is now 'in order' it can progress to the referral stage to decide next steps/if more is still needed as appropriate and as per the linked thread provided previously

Hi Adam hope your doing well, i believe the notice period has now expired (2nd Dec 12:00) is it possibly to tell me the next steps and what kind of time frame we'll be looking at? is there a chance everything will be sorted before Christmas or is it most likely going to be next year? thanks

Hi James - the case goes to review again and all contact channels are checked for replies re the notice(s) as appropriate.
It's not an automatic process but I'll ask the casework team for an update
