My mortgage offer is due to expire on 14 November and the Seller's solicitors have made an expediate to have some land registered. Expediate has been approved. The requisitions were replied to yesterday. How long can it take now. We need to submit our COT by Monday or else our mortgage offer runs out.

Haleema - Each application is processed on its own merit so the time taken will vary based on what needs to be done.  Expedite means the application is treated as priority, but it does not change the registration process. 
Are you able to give me the title number or the property address?  I can then have a look to see what's the position.

Hi Haleema - Thank you for the details.

The response to our requisition was not entirely satisfactory so we had to write to the solicitors again. They appear to have responded again earlier today. The response has been referred to the caseworker so if satisfactory, then I would expect us to complete the application as soon as possible.

Hi Nimish. 

Thank you for your prompt response! Do you reckon the solicitors have to submit another expediate? It's just that the mortgage offer is to expire on 14 November (only leaving us with Monday to relay on or the rest of today).

Haleema -  The application has already been expedited and is being processed as priority.  Making another request would make no difference.  I have dropped a message to the caseworker about the urgency.  If all is well then we will complete it before your deadline of 14th.

Good morning Haleema - We had to raise a further query a couple of days ago and it appears that the solicitors have responded this morning.  The response will be considered this today and if all satisfactory then we will aim to complete the application at the same time.

Any idea when the file handler will be reviewing it today? As we need to submit our COT (mortgage funds release) today aswell.

Haleema - That is not something I can answer. The caseworker is aware of the urgency but it depends on what all other applications are in the queue.

Hello

I have started a staircasing process to buy the rest of the shares of my shared ownership property. The valuation is only valid for three months. My current solicitors advised that after the initial purchase my previous solicitors have not registered the lease with the land registry.

We have tried to expedite the application but it has already been reviewed with further enquiry. The sellers solicitors have provided the necessary information that has been submitted to the land registry. I would like to ask how long does it take from here for the registration to be finished?
