Hi, my name is Amrick. My application for Title Deed Reconstitution and First Registration was submitted by my Conveyencer on the 4th of June 2025. The property post code is WS10 SQ. I would very much like to know if the LR have received this application yet?, could you please advise as to how long the application process will take and what kind of a time frame we would be looking at for completion from the LR?. Hi Amrick - we don't have an application to register that property for the first time. I would recommend speaking to your conveyancer
If they have submitted an application they should be able to confirm the provisional title number and our case (ABR) reference as well

Hi Adam, thank you for the reply.
The house belonged to my late mum, and was purchased by my late dad in the early 60's
According to my conveyencer i was told that i would need a full title deed reconstitution as the title deeds were lost by my mum in the 90's. I have a buyer in place, but without the property being registered in my name i am unable to make the sale.
A completed and signed and dated LR form ST3 along with proof and documentation that mum resided at the property since early 1960 were sent to the LR along with my application.
I was informed by my conveyencer that as the title deeds were lost i would need a full title deed reconstitution, a lengthy proces. My application was sent to the LR by my conveyencer on the 4th of June 2025. DC Law are my conveyencers.
Is the property already registered?

Hi Amrick - all noted and appreciated but the property remains unregistered. We have no pending application to register same and that's what you need to check with the conveyancer to confirm lodgement with us
Such applications can take time to be processed but once lodged they can be expedited to keep the 'lengthy' wait time you refer to as short as possible
Once you have checked with the conveyancer let me know what they said

Hi Adam, its Amrick.
I have been in touch with my conveyencer.
The information i was given was that when title reconstitution has been completed registration will be done at the same time.
All i can do is to wait patiently for this this application and process to be completed, whenever that is, as my conveyencer did tell me that it is quite a lengthy process.
The application process and wait times is out of my hands, but very stressful for me.
All i can do is to keep asking you, maybe every month or so when you have received my application, perhaps provide me with a case number and take it from there, my conveyencer told me that there are significant delays in the LR in processing applications, perhaps in order of priority and importance...would you happen know what the delay and completion time frames are for an application such as this?
If in the meantime if there is some good news, and my application has actually been received and been handled with, i would be very grateful if you could please let me know and in the meantime i shall be also communicating with my conveyencer for regular updates.

Hi Amrick again - still no application received with regards registering the property
Wait times are lengthy (12+ months) but as nothing has been lodged yet they are for nor not relevant.
Once it has been submitted and there is an urgency they can request expedition to keep the process as short as possible.

So sorry Adam, the property address was 221 Walsall Road, Wednesbury, and not 22.

Hi Amrick - still no application re that property address. If one has been lodged then the applicant should be able to quote a provisional title number and an HMLR (ABR) reference

Hi Adam, many thanks for your reply.
According to my conveyencer Adam the application was sent on the 4th of June last year.
It has now been 7 long months, and i have heard nothing from LR.
I have no provisional title number or an HMLR ( ABR ) reference.
I have contacted my conveyencer and told to wait, as this process takes time, just some kind of case number or even acknowledgement from LR that the application has been received.
I will contact you again after 4 weeks, as there is nothing else i can do.

Amrick - please ask them to confirm the provisional title number and our case reference
If they have not received that then that confirms that no application has been received by us
Little point in saying 'just wait' if there is nothing to wait for at our end and I would recommend escalating it within the firm to get them to check/confirm submission by them and receipt by us
By all means check again in 4 weeks but the answer will be the same if the conveyancer does nothing in the interim

Good afternoon Adam, i did receive a reply back via email from my conveyencer yesterday.
All i got back was that the conveyencer had heard nothing back from LR regarding the application, and that when LR acknowledge receipt of the application, that they will provide a provisional Title Number and Reference for all to see and use where required.
Not very good news for me i'm afraid.
The conveyencer has confirmed that the application was sent to LR via post on the 5th of June 2025, and that nothing was ever returned back to them stating the application was undeliverable and that the application is with the LR, when it gets looked at i will be advised, whenever that is.
The conveyencer was stating that LR have a considerable backlog of such applications.
This whole process and delays in acknowledgement of my application are so stressful for me, is there not anything else that i can do?
