Entry Cancellation from a K11

Hi,

I have received acknowledgement from the land registry of my K11 application to remove a pending action from my property title which was placed on it in error by the Land Registry it seems.

Question is how long does the actual removal from the register take and will I get confirmation? I need to download a copy of the title but I don't want to spend £3 (already did) until I know it has been updated.

Hi Simon - a K11 is a Land Charges form so I assume you have cancelled the land charge and then applied to update the land register as well to remove mention thereof. Wait times will vary but on average you should expect to wait 4 months or so.
You don't need to check the register online as we will contact you once processing has been done and provide a copy of the updated register. So bear with us and wait for us to contact you

The title number is TGL310646

It is to cancel a pending action for bankruptcy notice placed on my property title but I believe it is mistake either by the court or the land registry as it is for a SIMIN CHEN, not me. I have never been served any bankruptcy notice or summoned to court so I was shocked when my conveyancer found this entry on my title. They advised me to supply evidence from the court together with a K11 to remove the entry for which I have done. I have received a K22 acknowledgement but nothing further.

I am in desperate need to get this error rectified and the entry removed urgently so that my remortgage can proceed. I cannot wait 4 months for the Land Registry to undo something that looks like a clerical error and nothing to do with me and my property. I would go as far as saying this is a case of mistaken identity or fraudulent use of my identity.

We don;t have an application currently against that title so I assume that the K11/K22 is being dealt with by Land Charges Dept (LandCharges.CustomerTeam@landregistry.gov.uk) - they are a separate body and are not part of this forum.
The average wait time I referred to was with regards an application submitted to HMLR so does not apply now that you have provided the specific details
Our PG 34 explains more re how personal insolvency is handled and the processes involved both with regards Land Charges and then Land Registry
The Bankruptcy restriction was added last year and notification issued to you at the address quoted for you on the land register, so the one in Drake Close.
It's highly unlikely to be related to a fraud of some kind as bankruptcies are handled through the courts so it's not someone pretending to be you but the court trying to identify the actual bankrupt and whether they own land/property
