Change of ownership

Hi There i’m trying to find out the status of an expedited application, ST11825 Should be one of the properties 1A postcode BA4 5XN i also own 1 and 3 of the same address. The application was expedited almost a week ago and i was wondering whether anymore information is required ie requisitions etc as i have all 3 properties under offer and would hate for the mortgage offers to fall through on the basis that i cannot sell them until they are in my company name  and out of previous owners name. I bought the property back in May 2024. Any update would be greatly appreciated.

Hi George - there are two pending applications against that title. The oldest one was partially processed after being expedited in February and the conveyancer was asked to provide more information. They've since done that but I'll check for an update from the casework team to see what's now happening or if more is still awaited

George - the application has been processed to the final stage which involves contacting the outgoing lender to confirm that their legal charge (mortgage) can be removed. 
We now need them to respond to the notification with their consent and they have until 12th April to do so

What happens on the 12th of April if they do not respond also if they reply beforehand can you possibly update this page with that

George - if they don' respond then the application will be processed asap after the 12th
If they do respond positively then it can be completed sooner
If they respond negatively then that will delay matters further

Hi Adam

 I’ve had this response, “I received the requisition and dealt will all points, just waiting on the notice period to expire.” Surely this means everything has been dealt with. The charge you relate to was abided by or completion would not have taken place back in May 2024. 

Hi George - we are required to carry out the wider checks as mentioned to protect the lender/creditor against fraud. If they respond sooner then the register can be updated as appropriate

Hi Adam, how long after the 12th can i expect the expedited transfer to take place, is it something that will happen next week, i know you stated asap after the 12th, could you put a timeframe on it.

This will be picked up in the next couple of days.

I’m aware it’s going to be picked up soon but is there a timeframe on how long the process might take.

HI George - I have just spoken to the caseworker and they intend to complete today.

The main part is done but there is a second entry reference D039ZKT, this is via Solicitor Parker Bullen and needs addressing as i’m stuck without it

George - the second application needs to be approved by one of our lawyers. It's been referred today so we have to wait for that consideration and next steps/registration approved as appropriate

Is the application still in the expedited process, Is it something that could take a little while or will it get wrapped up this week.

George - it has been expedited and will be processed asap. The referral will be actioned asap but impossible to be definitive re timescales from here. Current timescales suggest it may not be this week when we know next steps/decisions made. I'll flag with casework colleagues to see if it can be escalated in some way
