Good afternoon,

Our sale completed 15/08/24, however, almost 15 months later the application is still pending on Land Registry. Our solicitors requested our application be extradited which was approved 29/09/25, 6 weeks ago.

Can you please confirm what is delaying our application being completed please?

Our freehold was recently purchased and the new freeholders are sending all correspondence to my home but addressed to the previous owner, they are refusing to engage with us due to Land Registry records and this is now resulting in financial issues for ourselves and the previous owner.

Thanks,

Liz

EX892068

Good Morning Liz - submitted back in October 2024 as you state and expedited in late September 2025. Partially processed on 1st October but we needed more from the conveyancer. As yet they have not responded.
Please speak to your conveyancer to confirm and to clarify what's still needed and when they hope to respond
EX892068

Hi Adam,

Thanks so much for your quick response. I have chased our conveyancers and they said they have submitted their requisition reply to Land Registry this morning and the application is now showing as in progress.

Hopefully you now have all the information you need to fully process the application, please let me know if there are any further issues.

Liz
EX892068

Hi Liz - they have replied and it seems with regards one of the points raised only. They have not replied re the request made re the registration fee payable. You may wish to ask them to review the request and respond to both points raised at the time
EX892068

Thanks Adam, I chased my conveyancers yesterday and they came back this morning saying 'all points have been replied to and the application is in process'. Is this correct please?

Liz
EX892068

Hi Adam,

Thank you for all your assistance with this, our Land Registry application is now complete! Our new freeholders are asking for a copy of our lease, but our solicitors keep sending us a lease from 2013 with the previous owners names on. As I mention above, our freehold was recently purchased and I need to provide our lease to the new freeholder.

Our solicitors said that they are still waiting for the official copy of our lease with the relevant title page to be shared with them by Land Registry, is this the case please?

Liz
EX892068

Hi Liz - not that I can see no. They need to request a copy using the new title EX892068 and ensure they then identify the copy deed required namely the Lease dated 14th Dec 1990 and filed under the old leasehold title EX435903
