We have made an offer an a new build and need to complete by 30/04/2026 to receive the builders incentive. Being able to purchase the new build is dependent on us being able to remortgage our existing property. We have an existing application pending, TT179414 which Land Registry have agreed to expedite. Unfortunately, completion of your application is delayed because there are prior pending applications and/or searches that have priority over this application. Are you able to advise if the title registration might complete before the end of April - thanks

Jason - there are a significant numb er of prior applications to be processed before your own one. Unfortunately the developer/landlord's own title is still not completed and there are a significant number of applications to then follow on. I'll check with the casework team to see what the current situation is TT179414

Jason - there's so much still pending and waiting on conveyancers to resolve I'm afraid that it's going to take time to clear what's in the way of your own application. The two main issues at present are an application to register a transfer of Cherry Orchard School (Invicta Law Limited) which is out of the larger development and for which compliance certificates are awaited You then have your own developer/landlord's application which is waiting for their conveyancer (Charles Russell Speechlys) to provide more information also. There are a significant number of others with urgent applications waiting for progress and I would recommend speaking to your conveyancer/lender with regards their own understanding and/or seeking an extension on your mortgage offer

Thanks, any indicative timelines for prior registrations to complete? Not sure why I understand why a school not built by my developer on a different parcel of land needs to complete before the others?

Jason - none at all as ball is firmly in conveyancer courts before anything else can progress. The school application includes easements/rights that impact on the development as a whole but as it comes ahead of the second delayed application it's still crucial.<br> I'd sugegst having a chat with your conveyancer to understand how such matters work including the priority of prior applications - they will have assessed that at the time you completed on your new property as well
