Hi My parents have submitted an application for adverse possession (VB34453) for a plot of registered land at the side of their garden, An application was submitted for expedition shortly after the application for adverse possession application was sent in due to this holding up the sale of there property, they have had an ordnance surveyor come today who has said the report will be sent within 48hrs to the yourselves. As an application for expedition has already been made and granted will the entire application process be expeditied (as much as possible) What are the next steps/ time scales for the application? The land in question is registered but the owners were a company which has been dissolved and I understand the land is now classed as Bona Vacantia. Although possession was for 20 years prior to dissoloution. I understand notices need to be sent out for any possible objections what is the timescale for people to object? If the Ordnance Survey report is recieved this week will the notices go out sometime next week?

Hi Carl - expedition means that processing starts much sooner than it would normally do. And once expedited the registration process is hastened as much as possible. What it doesn't do is negate the actual registration needs, such as the application needing to be in order, a survey carried out and/or wider checks completed, such as checking with neighbouring landowners to see if they consent/object to a claim.
You clearly broadly understand the process and if wider checks are required re registered land then the notice period is 65 days.
We contacted the conveyancer on the 11th Feb with a request for more so I would recommend speaking to them to confirm matters and to clarify the process inc when they expect to respond
Y214099
