Hi, Almost 2 years ago we bought a flat in a new-build block of flats. All other flats have had their flat registered; our solicitor has been telling us for nearly two years that the application is still pending. I've finally asked them for the number so we can raise it on this forum, but now they claim that the Land Registry IT system is down so they can't access it. Could you confirm this is down? How can we ensure that our application has in fact been submitted? Many thanks, Keye Tersmette

Keye - many thanks. Submitted 16th July 2024. Processing started in Feb 2025 but we needed more from the conveyancer. Over the months since they have provided partial responses and asked for more time. Our last contact with them was yesterday to request further correction of the paperwork submitted and since amended. They have responded today. Hopefully their reply is sufficient and the application can be completed in the coming days TGL621025

Hi Adam, could I kindly ask if there's been any movement? We've got a mortgage pending on this registration, I don't know whether it'd be possible for anything to be expedited? Would greatly appreciate your insights! Best, Keye

Hi Adam, Thank you again so much for this information - we're relieved to hear it. Currently the register of title mentions the developer as the first party to the lease; but that very developer transferred the lease to a freehold company that we as leaseholders all have a share in. The lease does not seem to reflect this transfer. Is that normal or should this be updated; and if the latter, how? Thank you again, we are incredibly grateful for your support, Best wishes, Keye

Keye - the leasehold register will refer to the short particulars of the actual lease as granted. That enables anyone to check the register against the actual lease to ensure that they are reading the correct paperwork. The freehold or superior title can be transferred many times but that change of ownership does not change the original lease details. All very normal
