Hello, I'm the buyer/applicant on this first registration and would be grateful for help. Title: AGL618795 (leasehold, new-build flat) Application: JA9712B, lodged March 2024 by my solicitors It has been held on a requisition since 31 January 2025 for a Certificate of Compliance to satisfy a restriction (entry 6) on the freehold title AGL427351. A certificate was lodged, but a further requisition was issued to my solicitors on 21 July 2026 and the cancellation date has been reset to 20 August 2026. The application is now around 28 months old and I have a dependent onward move, so I'm anxious to see it completed. Could you please help with three things: - Please could you confirm exactly what the 21 July requisition requires, so my solicitors can answer it fully in one reply? - Given the age of the application and the dependent transaction, would it qualify for expedition? I'm happy to provide any further reference details. Thank you very much.

Hello Alex - sorry to read of the length of time it is taking to complete the application. I can't confirm exactly what the request required and you should rely on your conveyancer for such specific details. The casework team have gone back to your conveyancer again, on the 4th, to explain that their response is still insufficient. Processing of the application has already started, back in January 2025, so expedition no longer applies. Expedition gets an application to the processing start line and the speed issue still rests with your conveyancer. Hopefully they can confirm for you and explain what remains outstanding

Thank you, Adam — I appreciate you looking at this and replying so quickly. Understood that the specifics sit with my conveyancer, and I'll take those up with them. Two quick things you might be able to help with: - As the applicant, is there anything I can usefully do at my end — for example, may I supply the certificate to HMLR directly, or does it need to come through my conveyancer? - Following the 4 August requisition, is the application being kept open, and what is the current cancellation date? I'd just like to be sure the priority from the original 2024 application isn't at risk while we work through it. Thank you again for your help.

Alex - nothing you can usefully do other than rely on your conveyancer. Your conveyancer made the application so it is for them to provide the required information/documentation. The application's priority is not at risk. AGL618795

Hello Adam — a short update and two questions, if I may. My conveyancer has now shared HMLR's letter of 3 August. Requisition point 1 asks for the certificate relating to the restriction concerning the Agreement of 5 September 2017. As I understand it, a conveyancer-signed certificate for that entry was first lodged on 5 June 2025; it has now been re-sent, together with a fresh certificate signed by my solicitors themselves, and I'm told the cancellation date was moved to 3 September following their call. I'll be honest about why timing matters so much for us: we are buying a new home, funded by a remortgage of this flat — and the lender cannot complete until the registration is done, so every week now counts for my family. Could you kindly confirm: (1) that this reply has been received and is with the casework team; and (2) that the 3 September date stands while it is considered? Thank you again for your help — it has made a real difference.

Hello again Alex - the reply has been received and is with the casework team. The 3rd Sept date is largely irrelevant now we have a reply. What matters next is whether the casework team have enough to complete the registration or more is still needed. I'll contact them for an update and let you know the outcome once I have a response from them AGL618795
