Hi, we are 6 months into buying a house. There are some land registry applications in progress that have been expedited. 

I as wondering if I could get an update on how these are progressing? Also it may be one application or two. We are not sure. The solicitor seems unable to answer basic questions around this which fills us with worry! 

the address is:
Manor Farm, Fitzhead. 
TA4 3LA

the issues are relating to the garden boundaries and cover two title numbers . ST63683 and ST188428 

A plot was purchased from the farm next door and added to the garden 25 ish years ago. 

it would be great to know the status of this application and any idea of potential timelines. This purchase has taken a very long time already!

Hi Rebekah - Manor Farm is registered under title ST63683 but there are no applications currently pending against either title.
There was a request to amend the titles back in Jan/Feb but that was completed and the conveyancer informed of the outcome
I'd suggest you/your conveyancer contact the seller/their conveyancer to enquire with regards the current state of play as appropriate

Thank you so much. 

We were told that an application for adverse possession had gone in for two small strips of the garden? This should have happened weeks ago. 
 

Are there definitely no outstanding applications? 
Can you say what was amended in Jan / Feb?

Hi Adam 

I’ve just spoke to the Estate agent who said the application may not be linked to the title numbers I have given as they are for unregistered strips of land? Is this correct? The strips are within the garden boundary. I would think they would be linked? 
 

Our vendors solicitor is refusing to give us the case number.

HI Rebekah - that's a shame that they won't share more information
I have had a look at adjoining titles and there is an application submitted on 25th April by Risdons that I suspect is the one you are referring to.

Hi Adam

Thank you so much. You have been very helpful. This boundary issue was found out about in December but we  were only informed In March. It is not great that they only submitted the application a week ago. Baring in mind we offered on this property in October last year.

We are on our second set of buyers now and desperate not to lose them. 
 

Can you say what stage the application is at? I know there are three stages to this. 

As I said the vendors solicitor will not discuss any of this with us so we feel completely in the dark.

Hi Adam

Are you able to confirm that the two strips that I have highlighted in this image are the areas of land that the application relates to? 
 

As I said the solicitor will give no information at all. When we ask we get “it is being dealt with”. No matter which questions I ask. 
 

If it is just these two small sections we would rather move ahead than wait.

Again today the sellers solicitor has responded with “ it’s all being dealt with”. But won’t actually say what is being dealt with. 
 

This purchase has gone on so long now!

Have the surveys been booked in yet? 

You said letters were issued on the 28th to arrange the OS survey for the two strips of land. 

Will this always result in the last stage being needed? Letter to other landowners?

Hi Rebekah - we would not know that detail as that's for the owners/OS to arrange between them 
There's no OS report submitted to us as yet
Not always but invariably wider checks are also needed, yes. But everything hinges on the OS report and how it matches up with what we already know/what's been submitted as part of their application

when possible, are you able to say whether other landowners need to be contacted? 
 

Basically, like many, I’m looking for an idea on timelines. As we have already been waiting 7 months to buy this property! The vendors solicitor will still not discuss the case with us or our EA. We have buyers patiently waiting to complete.
