Hiya

We are in the process of buying a property (Goodyear Close, DA10 1GN) and understand that the application for first registration has been expedited. Are you able to advise on the current status of this application please?

H Faye - the close forms part of a much larger and registered development so I doubt if it's a first registration. More likely something else. If you have the provisional title number then I can check for you

Faye - many thanks - so that relates to Parcel 2 of a much larger development where that provisional title has itself not yet been completed. There are then a significant number of applications to register individually sold/leased plots/properties that can't be processed or completed as yet. Even with expedition.
Why is that? Well the Parcel 2 part of the development is being created by a transfer by Eastern Quarry to Countryside Clarion. And delaying that application is a series of applications still pending against Eastern Quarry's own title as well the oldest of which has priority and where we are waiting for the lodging conveyancer to provide more information requested on Oct 2023 and for which they have recently asked for more time to resolve. Until they do the subsequent and lengthy line of application 'dominoes' so to speak cannot be processed and toppled forward.
That is the current status in the most basic of terms and I would recommend speaking to your conveyancer with regards options available to you as a potential buyer

Thank you so much for explaining, we’ve been going round in circles with the solicitors. We are being advised to switch to a new solicitors who will accept the temporary number. Thank you again!

Faye - it's always an option but the bottom line for any conveyancer is confirming who owns the property and is able to sell it. And what registered interests such as rights, provisions, covenants etc affect. Much easier to do with an already registered title than a scenario such as this where they need to consider everything that's still pending - that's the real issue for whichever conveyancer you use but each may approach the requirement differently
