Hi. I am in process of buying a property and the seller has applied for the garage to be registered as it is currently unregistered. We are having a delay in communication from the sellers solicitor and having to rely on the agent to inform of us what is happening. 
I have the title number of the house where the garage is being registered if you could please let me know what stage we are at, which I would greatly appreciate.

The title number is WYK229686.

It has been expediated and  i am conscious of the time scales in relation to my mortgage offer.

Hi S A - submitted 10th Sept and expedited as you state. Partially processed and, because it is a claim as to ownership, a site visit/survey will need to be arranged. Letters were issued on 12th Sept the the conveyancer and applicant so hopefully an Ordnance Survey visit can be arranged in the next 5-10 working days
Once that has been done OS then report back to us and the case is again reviewed as appropriate.
If all ok and the claim and survey report match up ok then the final stage is usually wider checks inc contacting adjoining registered owners. They are given time to consent/object and that is usually 3 weeks.
If nobody objects or asks for more time then that is when it might be completed.
I would suggest making a note to post again in 2 weeks time to see at what stage the process is now at although the seller/conveyancer should be able to keep you updated as appropriate

Thank you so much for your prompt response! Is it ok to ask for an update end of next week to see if the surveyor has been booked in or visited the property? 
Also, if the adjoining owner has originally sent in a st1 would that be taken into consideration when doing wider checks?

Thank you once again! Very anxious at moment as I'm worried with the timescales and my mortgage offer deadline.

S A - you can post again although there is a process to be followed and each of the final stages will take time to complete
Whilst an adjoining landowner's ST1 can be supportive such applications will still require wider checks to be completed.
The claim is by a specific person and is based almost entirely on their 'facts' as presented

S A - the survey has been done and the report was received yesterday. So the application now goes to one of our lawyers to consider and to decide on next steps, usually the third stage. Hopefully that decision will be made in the next few days

S A - no update as yet but I understand from the casework team that it is very likely that we will need more information from the lodging conveyancer and will also need to carry out wider checks before the registration completed.
Hopefully we will know for sure in the coming days

S A - not at this stage as that has yet to be confirmed and it's not your application so we would not share the specifics here.
As the application is a claimed ownership then any requests will relate to the supporting evidence provided. The wider checks will be standard re adjoining landowners to see if they consent/object
So there are still a number of weeks to go before this is likely to be resolved.
If your mortgage offer is ending in a few weeks I would suggest speaking to your conveyancer/lender to see if an extension can be obtained

I really appreciate your response. Please could I ask if there are any updates as my solicitor is unable to get a response this week from the sellers solicitors.
I understand that specific information cannot be shared but if i can know where we are at please?

Hi SA - we have now (today) contacted the conveyancer as more information is required. Once they have responded in full we will complete wider checks with adjoining registered landowners
The conveyancer needs to focus on responding to the request asap - the request should not on the face of it take too long to comply with. It is mainly a paperwork/admin completion task so hopefully they will respond swiftly.
