Hey My solicitors submitted an application (reference: G435VJV) that had a requisition. They responded to the requisition yesterday to confirm the documents that were supplied to them. This application was originally expedited. I just wanted to check if the requisition is treated as expedited, as our house sale urgently relies on it to proceed to exchange. What are the next steps at this stage? Thanks

Hey Connor - they responded about an hour ago so next steps are for the casework team to review that response. As it's an expedite they will do that as swiftly as possible. I should stress that if the response is in order there will be next steps involved depending on what our lawyers confirm. As such there is going to be a delay before matters conclude and completed registrations are upcoming. I've flagged it with the casework team re the referral and urgency involved

Hey Adam, Thank you for the update - greatly appreciated. Assuming the casework team are satisfied with our solicitor’s response to the requisition, is the next step likely to be the service of notice on the affected titles, or are there typically any further internal stages before that? Thanks

Hey Connor - that is the likely next steps, yes. I can see you've contacted us through other channels as well and hopefully been advised of the process here. Once wider checks start we will be reliant on the consents of all recipients so still some time to pass I suspect before matters might be concluded.

Thanks Adam, I really appreciate you taking the time to explain the process. Hopefully the casework team are able to review our solicitor’s response promptly. I completely appreciate there are still further stages to complete, but given the urgency of the chain and our mortgage offer, I’d be very grateful if you could let me know if there are any updates once the response has been reviewed. Hi Adam, Thank you again for all your help with this one. I’ve since spoken with customer services who advised that the caseworker has referred the application to a senior officer for guidance on one or more technical points following our solicitor’s response to the requisition. I appreciate you may not be able to comment on the specifics, but are you able to see whether the application is still awaiting that guidance, or whether the senior officer has now provided their comments back to the casework team? I am just conscious that we are very quickly pressing ahead to mortgage offer expiration up and down our chain, with our ongoing application being the last piece of the puzzle. Many thanks.

Hi Connor - I have replied to your further post in the absence of my colleague. It appears the senior officer gave some instructions yesterday so it will be picked up by the caseworker as soon as possible. I cannot provide full details but it may help manage your expectations by making you aware that we will need to carry out some further checks which could mean some further delays. I hope this is of some help.

I completely appreciate that you may not be able to comment on the detail of the further checks, however are you able to confirm whether any correspondence has been issued to our solicitor following the senior officer’s instructions, or whether the application is still currently with the caseworker? Connor - we have written to the mortgage provider to notify them of the application and given them until 14 July if they have any concerns. This is part of the statutory process. If there is no response after that date then we will proceed with the application. We would not write to your solicitor unless we had any queries.

Thanks. Just to clarify, is you were to receive a positive response from nationwide, would that allow things to proceed sooner. Or is this a case of awaiting that July 14th date for a non-response before proceeding? I have spoken with nationwide and they have confirmed that they haven’t received any correspondence yet regarding this matter, which I would imagine requires some level of administrative work prior to being registered on our mortgage account.

Connor - yes, a consent from Nationwide would speed the things as we would not have to wait for the deadline. The notification to Nationwide was issued yesterday by Royal Mail First Class post so may take a day or two to reach them.

Hi Adam, I hope you’ve had a good weekend. I just wondered if there had been any further progress on our application since the statutory notices were issued last week. I appreciate we’re now in the notice period and there may not be much to report at this stage, but I wondered whether there had been any updates from the casework team or whether everything is progressing as expected.
