Hi,
My buyer mortgage is expiring in 2 weeks. I understand the application has been expedited. Would you be able to give an idea of when lease with be registered (MAN445931)?

Hi Rachid - it was partially processed on the 14th but there were a number of issues with what had been submitted. The conveyancer was contacted and they replied yesterday afternoon. Their reply and amended paperwork will go back to the casework team to review and hopefully, if now in order, the registration can be processed asap
I'd suggest posting again in 24/48 hrs and we can check again for you

Hi Adam, I received a property alert notification. Does this mean that my application (MAN445931) is now complete and registered?

Hi Rachid - I'm afraid not. Looks like the original application was wrongly submitted so it has been recaptured to enable processing to continue. 
So we need to wait to see what the next steps are as it remains ongoing

Rachid - we cancel and retake it in as an internal process. The conveyancer has now submitted the correct form so we have done the cancel and retake in part hence you got an alert I suspect.
It is still expedited and hopefully we will have more of an update soon

Thanks so much Adam for the clarification - One last question. I just received an email from my solicitor now that the registration of my title has been completed by the land registry.
Just to check - does that now my new lease is registered and therefore nothing else to do? Sorry if this is a stupid question. I just want to make sure everything is complete and ready to go

Rachid - that's correct. The application has been completed and the registers updated. There;s no new leasehold title but the deed of variation has been completed and noted on both titles as applied for,
Hopefully your conveyancer can confirm

Hi Adam - I heard back from buyer solicitor and apparently told lease has not been surrender. Can you please help with following question? Why has been registered as lease extension rather than surrender of old lease and title and new title been created
The buyer is close to pulling out

Hi Rachid - from what I can glean the deed did not vary the extent or the term so did not act as a surrender & regrant. This was discussed with the conveyancer and agreed at the time. Hence the registration was completed to only add the details re the deed 
If the conveyancer is now of a different view then they should contact us directly as per our letter dated 17th October which was issued on completion

Thanks Adam - I understand my solicitor was supposed to call this morning and understand what need to be done given the urgency - do you know if they have been in contact and what was the resolution? apologies, just very stressed as buyer mortgage expire very soon - so any info would be greatly appreciated

Rachid - the conveyancer rang at 10.30am yesterday and that enquiry remains open and in progress.
You also rang later in the day

Rachid - no apology necessary as know how fraught such things can be. Just always wary with multiple channels being used for same enquiry but again do understand the pressures involved.
As the solicitor has been in touch and that is in progress then I would recommend sticking with that enquiry channel if you can - no need to respond as you may post again as always

Hi Adam, I hope you are well? Been a while. I received a property alert notification which I am guessing mean my lease has finally been resubmitted (hopefully correctly this time). Can I please check that this has been submitted on an expedited basis and still treated as such ? Thanks regards
