Hi Darren,
thanks so much. By any chance do you have an idea of when lease will be registered/looked at again. Apologies this has been going on for month due to errors from my solicitor and buyer is getting impatient as mortgage expiring.
do you know if this is currently being looked at?
iss it possible to give a nudge as this was looked at before, but incorrectly registered
thanks and I do appreciate that everyone is chasing so cannot be easy

Hi Rachid - Expedite status generally means that for most the application is picked up by a caseworker and processed within 10 working days of such approval. It does not mean that it will be completed within those 10 working days and in many cases it is completed sooner. 

For many register updates they are completed same day as the processing takes place but for some and for many register create applications the wait time can still exist as the registration requirements must always be met before we can complete the register update or create a new one.

In some cases the registration requirements are such that we need
  • more information or amended paperwork from the conveyancer - that takes more time for them to resolve;
  • to carry out a site visit/survey - that takes more time as we need Ordnance Survey to do that and report back;
  • to contact third/interested parties to confirm all is ok - that takes more time as we wait for them to all reply or the time allowed to run out;
  • to refer the application to senior officers/lawyers to consider complex/key points

So whilst expedition will generally fast-track/hasten the processing of your application it is not a magic wand or instant fix. The complexities of meeting all the registration requirements exist for all applications, expedited or otherwise, and as such may still mean you have to be patient whilst everything is completed and registered

I understand the land registry made some further requisitions and my solicitor has been looking into. Are you able to advise if these has been responded to yet as cannot get through.

thanks for all your help so far.
ny solicitor finally confirmed that lease had been resubmitted as per Land registry requirement.

i received the following property alert from the land registry as I have been following changes in title for my flat.

Property Alert reference: 5020286

Please note that the HM Land Registry title number for the property shown below has been closed. As a result the title number relating to the property has been removed from your account and is no longer being monitored.

The Property details are:-

Property address: Flat 19, Ophthalmic Works, 2 Naples Street, Manchester And Parking Space (M4 4DB)

Title number: GM870779


does this mean that my new lease is now registrered under a different title number? Or that old lease has been removed and new lease should be registered soon?
I guess my question is it all registered and done, or still In process

Rachid - the answer is that it's all registered and done. The alert is confirming that the old leasehold title GM870779 is closed. 
As the lease was extended a new leasehold title has been created, namely MAN447844.
